Triangle Tradesmen: We got in a bind with a project when the contractor missed a pre-construction survey step in the permitting. We called several engineers who were booked for weeks, including Sullivan Surveying. Daniel told us in the initial call that if we were unable to find anyone sooner than later, to call them back and they'd see what they could do. We tried a few more places, two of whom also referred us back to Sullivan.Upon our call back we spoke with Tom, who told us that since the job was close they'd aim to have the survey done within the next two weeks. They completed the initial survey ahead of schedule. We continued to have some additional surveying needs with the project over the next couple weeks and the staff at Sullivan were always quick to respond.Throughout the survey and staking process, Leonard, Daniel, Tom, and Mary Elizabeth were all very much on top of getting us taken care of quickly and efficiently. They took the time to speak with us about our needs and addressed them perfectly. All communication was impressively responsive, courteous, and professional - even calling or emailing after hours and on weekends to keep us posted.As our business grows, we're sure to need more professional surveying services in the future. We now know who to call. Sullivan Surveying has gone above and beyond to earn our future business, and we highly recommend giving them the opportunity to earn yours.
jon kiker: This company is awesome. I have been in the process of putting in a pool and needed an as-built survey. Along the way there were several revisions that had to be made because of issues with the city that ranged from “I should have seen that before” to “ok, city, you are being ridiculous”. Anyway.. throughout the many times I had to call back Sullivan Survey and ask them to make revisions they have been responsive, patient, friendly, and a pleasure to work with. I’d absolutely recommend them.

carlos frazier: I am not here to slander, but to relay facts. I was quoted a price of $600- $800 to survey my residential property within the time frame of 2 weeks. The reason for the uncertainty of price, I was told was because my land did not have a records plat. During initial contact I spoke with both Lenny Sullivan as well as his daughter Mary Elizabeth. I asked two very important questions....were they insured ( in case neighbors dispute) and would I be able to be notified when they send someone to survey ( In order to photograph were the stakes are placed in case neighbors try to move). I was told that they were insured and that yes, I could and would be notified when work was to begin. Fast forward two weeks....I call Sullivan Surveyors for an update. After a brief greeting by Mary Elizabeth, I was forwarded to Mr. Lenny, who immediately took an aggressive attitude towards me claiming that because I asked about his insurance and the fact that I wanted to be present, he didn't want my business. Mind you, it took for me to call at the end of the deadline of the verbal contract that we agreed upon in order to receive this information. I feel as though if he did not want my business or to honor the verbal agreement, i should have been notified immediately. This company totally wasted my time, and breached our contract.

Nick Rapanotti (Nugget): This is a review from an ex-employees point-of-view.Surveying is not a hard job, yet it is not an easy job. It take some time to do, and can be extremely tedious and stressful at times.From my perspective as an ex employee, Residential Land Services is not just a GREAT company to work for, but probably one of the better company's to call for your services. Jeff is the lead guy. Great guy with solid decision making skills. Dean, the owner, is FANTASTIC. As the two head honcho's, they take great care of their employees and their customers.The engineers (the ones who draw up all our maps) are SOLID and ALWAYS on top of things. Constantly working at their highest potential to produce the most quality maps for your survey.This company is more of a family if I must say so myself. Miss working here. Great people. Great work. Highly recommend.

Blossoming Universe: Very pleased with RLS! We ordered a survey in January 2023 for our townhome that is in a large community with an HOA. We are wanting to install a backyard fence and the HOA ARC requires a survey. We were not provided one from the seller and did not order one before closing. We contacted the the county we are in and searched records online, but no survey was found in their records. We were told by several neighbors that it may cost upward of $1,000 for the survey.. sticker shock! However, that was not the case with our property, which we were please to find out, especially considering it's a townhome on a very small lot. Our cost was $400.Pros:Very prompt with initial response. Able to get survey completed within one week of initial request. Email communication was spot on (this was surprising considering there was no way/number to talk with anyone). I like email communication primarily, so that I can track the conversation, so since their responses were prompt, I was okay with not being able to speak with anyone in their office. The surveyors marked everything with permanent pegs/markings, which is nice so that mother nature will not remove anything prior to us being able to get the fence installed months later. When we received the completed survey within two weeks of initial request, Wayne politely let us know that if we had any questions to ask. We did have a few questions about a neighbors fence and the overall easement and wording, and he was able to clarify and answer all of our questions politely and thoroughly, and even made a word change on the survey to make it more clear for the HOA ARC to understand.Cons:NoneThank you RLS for making this experience easier than expected!

Helen Wojcinski: We bought a home on 10 acres and the 10 acre lot next door. Half of both are wooded, lots of bushes etc around both properties. So we really needed to be able to clearly and easily see the property lines, what was ours and what is the neighbours. The work was done quickly with lots of markers with pink flags "everywhere", like a landing strip. This was done when it was rainy and cold, so really appreciate the extra effort RLS put into it.
Tyler Staton: Jeff went above and beyond to get our elevation certificate completed in a pinch! We were notified very late in our due diligence period that it was going to be required and he got someone out there in no time. Not only that, but RLS's price was the best I could find after calling many surveyors. After getting the survey done extremely quick, he also delivered the documentation the very next day. Couldn't have asked for anything more...especially considering the extremely short notice I gave them. Thank you!!!

I had to request a lot of extra help and not only did Jeff the survey manager help me, he responded quickly and was willing to do so without charging me anything extra for his time. Jennifer OConnor: They're too busy for you, don't bother reaching out. I am putting in a fence in 3-4 months time and my fencing people told me to reach out to residential land services to get my property lines in order. I filled out a survey as told by their secretary when I called them, and I didn't even mention my timeline. This is the response I got."Thank you for contacting us in regard to needing a survey completed for your property.  However, due to our current workload, we will not be able to complete your survey in a timely fashion."Interesting considering I gave no details beyond the fact that I was building a fence and my property was over 2 acres.I responded with:"Hi Jeff,To follow up, we are not planning to get the fence installed until March of next year. Is that timeframe possible?"And received the response:"It is possible.  Sorry, but we are so busy I don't see the light at the end of the tunnel. Let me know when you get closer to needing it and we will take care of you."So basically I'm too busy for you now and based on the initial response, I'll probably be too busy for you in the future. No offer to put me on the book for a few months out closer to my install timeframe. Just a 'get back to us'. I'm just going to look elsewhere at this point.To be clear, they're not rude, they just don't seem to need your business. Good for them for being so busy, but I want to warn people away from even bothering to get in touch with them. Seems like they have contracts through other places and solo endeavors aren't worth their time.
Christine Fouant: I called to schedule, they asked me to fill out an online request and someone would contact me. I filled out my address and gave information and received an email that they are too busy to schedule. I called back and was told I wouldn’t be able to schedule for at least a month, but made no move to schedule me. Poor business practices, and poor customer service.

Nadeesha Perera: These folks were *superb*. We had an odd, overgrown boundary situation and they listened really well to my concerns, were very explicit about the (miniscule) extra charge for extra stakes, and planted stakes exactly where I needed them to be. Excellent job customizing to the customer's specific concerns, great value for money (lower than most other quotes I received!) showed up on time, did the job extremely carefully, and even consulted with us about a tricky fence situation. And *refused* a tip! :) Would use again without hesitation.

Seth Berry: The survey was very well priced, a lot cheaper than the average price listed online talking about property surveys.The surveyors arrived on time and were very efficient. They were professional but also had character and were easy to talk with. They found 3 of the 4 property corners with the metal detector and stored the data points in the equipment. The other corner was near electrical service so was not easy to find but they went above and beyond to break their setup down, move, and re-zero to accurately locate the last corner marker iron. The equipment allowed them to get within fractions of the inch before finding the accurate line.They placed intermediate marker flags along the line that allowed me to figure out a fencing project. The first few flags were free but can add more for a small fee. It only took about 1 hour for the project on the .84 acre lot. They also told me the data points are stored so if I ever need something else they already have them which I thought was cool.Great service, great price, overall good experience!
Amanda Mercer: I used this company to mark the corners and sides of my yard for a fencing project. Their prices were the cheapest of 4 quotes I received. I paid them via PayPal and when I got home from work the day they said they would be there, I had nice stakes marking my corner posts and yard sides. I was not home at the time of service, but their online responses were quick and detailed. I would definitely recommend them.

Matt: Edit: Response to owner. Actually others had the courtesy to say we're at capacity, check back later, and followup or return calls - Not string someone along for a month saying I'll get you a quote, then say we don't care about your business in a review and respond to an email after the review.Good to know that it takes a negative review to get a response and you don't care about prospective business when things slow down.Poor customer service. Tried for over a month to get a hold of them to get a survey. Non responsive after followups after weeks. Apparently they don't want any new business anymore.

Julie Magnussen: Horrible customer service. We had our property lines drawn and the man who put them in said if the flags ever come out he’ll come back to fix them. We were thrilled he was so obliging. Two years later our flags came out because they used flimsy material they dont even offer anymore (probably bc they come out). We asked someone to come back and the receptionist was rude, short, and flat out mean. I asked to speak to the owner because he couldnt possibly be okay with her speaking to customers so rudely, but he was even worse. He interrupted me constantly and even said I was lying about his guys saying they would come back out. They refused to keep their word even though we were paying customers. It’s one thing to say no to us, but its another thing to say no in an extremely rude way and call me a liar. What business does that?!
