kiwi c: . Do yourself a favor get another property management company! I’ve had so many problems that take forever to get solved I’ve been renting for six months with this company and I have not had access to the amenities that I’m paying for it. Pool, tennis, etc. took three months for them to give me the key fob to my clubhouse. Once I got the clubhouse key fob, it didn’t work.Turns out it’s not even the right key fob I’ve been waiting two/ three weeks now for them just to hear back from the HOA so I decided to do it myself. I got more answers in one day than they did for me in three weeks. I still don’t have access to the Fitness or the pool and I bring them new information to help get the problems of faster ! they tell me they can’t do anything until next week when a form just needs to be filled out! I’ve had problems with the fence! It was not installed properly and I had to fix it myself out of my own pocket. The previous owner left the old fence in my backyard. I was told that it would be removed the FIRST WEEK I moved in. It took THREE months for that to be removed created a huge mud puddle in the backyard. I’ve had problems with my refrigerator. They want me to try to fix it myself before they do something about it . I’m over it. I spend too much money in rent to have as many problems as I do at this property. This isn’t even all the issues that I’ve had.

Any service request I needed or concern that I had was addressed immediately and they made my transition here from another state seemless. The office staff was profession, friendly, wonderful and attentive. Simply put, I have NOT one complaint. Clearly, they are the best.

During that time I found the staff to be responsive, detail oriented, and effective All reports on the property were issued in a timely manner as were the repairs requested by the tenant.However the real “heart and soul” of the success of the organization is their CEO Stan van Etten He was my first contact after a miserable experience with another PM firm.From the moment he outlined the way his firm did business I realized that my house of 15 years would be in capable hands. I was able to continue dealing primarily with Stan and I marveled at how he personally handled my financial shortfalls, but also established strong rapport with the tenant family. So much so that they chose to rent for 2 years . And ultimately under Stan’s guidance chose to purchase the house at a fair price. Please understand that the listing and selling agent I hired was a liar and a fool. So it was Stan who personally dealt with the family and myself in Arizona. He made the deal happen, and he is the “ secret sauce” that makes his company great . I consider him an astute businessman, but more importantly… a friend. JF
Joanne French: From the first communication, Stan was an absolute pleasure to work with. Anytime we had any issue ( and we had very few ) with something in the house, Stan personally made sure it was handled in excellence. He followed up to make sure we were pleased. Every. Single. Time. And this was over an 18 month period so it wasn’t a fluke. Stan has been incredibly fair and always advocated for us while we rented and subsequently purchased the home. While we were renters, I cannot say enough about the fairness and attentiveness of Wilkinson properties and Stan Etten in particular. In over 40 years of government service I don’t think I have ever encountered anyone as fair minded who looked out for all sides of the equation as did Stan.The owner of the property needed to sell the property and Stan was extremely helpful to all sides in the equation throughout the process and now we live/own the wonderful home we’ve been in for the last two years.If you need a property representative, you can find no one better than Stan Etten and Wilkinson properties. Paul Priest: Application process took over a week during which there was poor communication. Instead of informing me there were multiple applicants for a property which had sat for over a month, the decision was apparently made to just string me along. At the end of the process, I received a text that they had gone with another applicant for the property in which I was interested. Overall, very poor customer service and I would not recommend them.

denise mph: edit: this review was originally posted in july 2022. after securing another rental i decided to let bygones be bygones and removed the negative review. however, sunnon has chosen to steal from me, by way of my security deposit, so i am reposting with additional, not only unethical, but illegal actions that have been taken against my family by chris and his company.note we are extremely responsible tenants, who always pay our rent on time and report issues early to uphold the integrity of the property. being property owners, we understand the importance of this.during the lease renewal process, sunnon ignored my requests to discuss a rental concession due to the loss of use that we incurred during our lease (this was also ignored during the time of the loss of use). they only responded to me after i posted a negative review and they then retaliated against us by cancelling our option to renew. chris, the owner of sunnon, then tried to bribe and then bully me into taking the review down. it is ILLEGAL in the state of North Carolina to retaliate against tenants for complaining. i did not accept the bribe, but did end up removing the review as i stated above. sunnon then denied us the right to be present at the move out inspection. i was concerned due to chris's previous actions so i recorded everything so i'd have evidence in the event that sunnon tried to screw me over. i left the property in better shape and cleaner than i received it, evidenced by:*stains that were on the carpet at move in, that came out a year later after i paid to have it professionally cleaned*the fact that sunnon's cleaners had to come back out to reclean at the beginning of our lease due to the property being dirty. there was pet hair EVERYWHERE that was causing us respiratory issues (although the property supposedly didn't allow pets). the pics of the copious amounts of dirt that i vacuumed up in each room documented in the move in inspection. the refrigerator smelled heavily of roach spray. a dead rat and bacterial growth in a pool of water around the a/c unit (later determined to have been caused by the leak mentioned below), etc, etc, etc.*the comments made by the move out inspector that i had left the property in "amazing" condition.my request to be present during the move out inspection was ignored and only after the fact was i told that it was sunnon's policy because of safety concerns. safety concerns? sunnon does background checks on potential tenants before approving them, correct? there were no "safety concerns" when the same maintenance manager did the quarterly inspections in my presence. so what safety concerns are you alluding to? no answer. well, surprise surprise...sunnon found something to charge me for. all trash and recycling were placed in their respective bins and put in the garage (which is where they were to be housed per hoa rules) as it was not trash day when we moved out. otherwise we would have put the bins on the curb, but we were following the rules. our mistake. so we were charged for having maintenance come out to put the bins at the curb. i'll accept that. however, when i requested a breakdown of the charge, because it seemed very high to simply roll 2 bins 10 feet down the short driveway, it came to light that the charge had been trumped up... (continued in review under neesie michelle)(pics are on fb and yelp reviews since it won't let me attach them here)response to owner: previously there was a misunderstanding that was resolved and removed from my review at that time. please specifically state any inaccuracies in this review, as you have done for other reviewers. everything i have stated is true and has evidence to back it up.
neesie michelle: (continued from review under denise mph)...sunnon had also charged us for disposal of our personal property left inside of the house. we did not leave any of our personal property inside of the house. (i have video evidence). they claimed to have disposed of toilet bowl cleaners, a vacuum, shower curtains, etc. that we left. however, everything they mentioned was their own property that was in the house when we moved in. i have picture and video evidence of this. we didn't use any of the items that were there at move in, down to the curtains in the windows. all of their property was stored in the attic until we moved out and put them back in their original places. now, had i thrown out their curtains, blinds, etc., i would have been charged for that. but somehow sunnon charged me for NOT throwing out their property. property that belongs to them, not me!?!?! chris refuses to correct their mistake, which could have been avoided had we not been denied the right to be present at the move out inspection. this leaves one to believe that it was intentional and not a mistake. sunnon also refuses to provide a detailed itemization of how they came up with the figure we were charged after i pointed out how the math wasn't adding up--the mileage, time, gas, etc.--with only the cost of the maintenance call being provided. you might call it shady, i call it unethical business practices and i will be filing a complaint with the BBB and looking into taking legal action at this point. stealing is also ILLEGAL.ORIGINAL POST: so i'm changing my rating after being a tenant. the initial 5 star rating was for being able to easily navigate rently and view sunnon's properties. i should have known better than to do business with a company that offers incentives for positive reviews, but the location and price of the rental were just too good to pass up to be able to move into our children's school district (they attend a montessori magnet).CURRENT TENANT... there's too much to put it all here but, property owners beware if you're concerned about upholding the integrity of your property and PROSPECTIVE TENANTS STAY AWAY!!! sunnon is negligent and exercises unethical business practices. they allowed a sewage/water line break to continue for 2 months claiming they had to go back and forth with hoa about who's responsibility it was to repair. however after i "suggested" filing a complaint with the city, the leak was promptly repaired. then after the leak was finally stopped (which took less than a few hours, after having endured it for months) they just left the garage floor dug up and unusable. my concerns regarding the dishwasher were disregarded for so long that it ended up causing a leak through the floor and into the downstairs room. rotten wood and mold/mildew that resulted beneath the dishwasher, were noted by the plumber, yet i was again ignored by sunnon when i inquired about it, and it was left there when the new unit was installed. we have had to purchase an air purifier and now have a dehumidifier constantly running to try and mitigate the old/sour water smell that has resulted and hits you as soon as you walk in the front door. maintenance requests for the malfunctioning dryer (a fire hazard) were made 5 separate times before it was replaced. sunnon's failure to act in a timely manner has not only caused increases in our utility bills on numerous occasions from multiple different issues, but has also unnecessarily subjected my family to unsafe and unsanitary conditions. there's more, but i think you get the jist of it. pay attention to the negative reviews from actual tenants and property owners. they are real.response to owner: previously there was a misunderstanding that was resolved and removed from my review at that time. please specifically state any inaccuracies in this review, as you have done for other reviewers. everything i have stated is true and has evidence to back it up.

We have offered to pay 6 months upfront before even moving in and they said no because it isn’t fair to other renters… this house has been on the market for months…

But that's only one half of the equation. They also focus on creating a good customer experience for both the owner and prospective tenant. They are hyper focused on maintaining the integrity of the properties they manage, and take every measure to ensure that tenants feel "at home" when leasing. If you're looking for a company that "gets you" regardless of whether you are an owner or potential tenant, contact Sunnon. I worked with Maranda. She and her team are very knowledgeable, easy to talk to, and can walk you through the process. They have several plans to choose from, regardless of whether your a novice or a professional.
Craig Richardville: I am a seasoned executive and professional and unfortunately, this outfit is not. The owner Chris Claflin is unresponsive to getting my property listed nor to the complete disappearance of sales and manager Maranda Tucker and Bronte Bray. They are roommates with no experience, no training and get lost quickly. One sells the other manages. It's clunky like they are following a checklist with no context, help or understanding. They never visited the property but used a maintenance man to provide me estimates that were more than double the market cost. The rental is ready and sitting idle, occurring damages of loss of rent, and they have not responded for weeks. I now want out of my agreement and just dead silence. Please feel free to contact me and I'll provide more. The unit is waiting to be rented and they have fallen off the face of the earth. This is so rare as I recommend a large majority of my reviews, and Sunnon sits at a 1-star along with McDonald's!

Roberto Antonio Diaz: How so badly I wish there was a negative star or an outright, "I hate this FLIPPING place." This was and from what I read, still is a horrible property management company to have as your landlord. My interactions with them began poorly. The agent that was handling my initial move in application and paperwork told me that we needed to have an "X" amount of dollars in a money order by "X" date, no problem, done. I was then called two days after said date, stating that I was in danger of losing all the money and the home we had just been approved to move into because I still owed my initial deposit. I rebuffed this claim, and the agent then went on to say that they made a mistake on their end and that I HAD to pay the difference if I still wanted the house. I would have had no issue with this had there been an apology for the mistake and given a small window of time to get them money. Instead, I had to leave work in the middle of an inventory so that my fiancee and I didn't lose the home. But no accommodations were made whatsoever. Then we were given the run around and were "gaslighted" when we made a service request. In the three years we rented, we made two, and their indifference to us cost us hundreds of dollars in excessive utilities we had to pay while operating a malfunctioning system. Was told point blank that I would be reported as a bad tenant and not get my deposit back if I were to leave a bad Google review. This company is horrendous. It was NOT just an individual that provided poor service it was every representative I had the displeasure of interacting with throughout my time with them.
N K R: I don’t enjoy giving negative reviews. I generally have indifferent to positive experiences with the businesses I encounter. I generally write favorably to support businesses I’ve encountered but my experience speaking with a staff member/property manager at Charlotte Property Management/Conrad Klein was indeed negative and very unpleasant. They were rude, unprofessional, and somehow felt entitled. Their lack of integrity and morals is clear. They will deny anything that shines a light on the truth of how they do business and treat clients and those they encounter. The poor reviews do not surprise me one bit. Do better.

That might sound modest to some, but to this guy it is huge.Even better than that, these guys are extremely friendly, they are definitely not be overbearing type of landlords or busybodies, they pretty much allow me to live my own life I see them when I pay my rent I'm sure there was some sort of a major issue they would be on it but it hasn't happened yet knock on wood.Their rates are reasonable, they are not outrageous about credit or greedy with deposits, as far as landlords go to these guys are a rare gem

But with this company it was very easy and we got in very quick and it has been totally smooth ever since. Very glad I found this company and very grateful for them.

Tony Gutierrez: I see mostly great reviews which boggles my mind but I would be very weary when reading them, I was threatened when I left my honest opinion before about this company and their employees. I did not have a wonderful experience and they only went above and beyond with their efforts when it was to make my situation or dealings with them as difficult as possible. You can take this with a grain of salt, which I strongly recommend you do regarding any review, but this company bullies its tenants and is not shy about using whatever leverage they have whether that be threatening to withhold a security deposit, without having seen the condition of the property, hurting your credibility by marking down that you were a difficult and unruly occupant on your file so when other places perform a background check they will possibly not approve you, to finally responding to the review you left saying that it is a false review and petitioning Google to remove it on the grounds of malicious and inappropriate content. You are free to make up your own minds but this place made my life unnecessarily difficult and forced me to pay exorbitant amounts of money for multiple years and when I attempted to address it with them they chose to either dismiss my concerns or threaten me if I did not keep quiet. I unfortunately did, had I had the fiscal means I would have engaged a Lawyer but alas, I did not, so they got away with it and depending on the what happens to this comment they might still.I truly can not wait to see how they will respond to this. Notice the common trend of them saying they never received any notification about whatever it is they failed to do? Yeah, that is a common response you will get. They will probably say that they have no record of anyone by this name ever doing business with them and they would be correct. I created this account so that they could not see who left this message. I am truly that concerned/nervous because of the lengths they have gone to in the past to protect their names but I promise you that what I wrote is honestly what I went through while I was living in one of their managed properties. I did not even go into specifics for fear that they would be able to figure out who I am.i was normal tenant. never had any kind of gatherings at my home, did not party at all, had no pets, did not hang anything on the walls that required nails or screws and I was late by one day on the rent payment once because I did not get off of work in time to get to their office before they closed. Made the necessary adjustments and made sure that that was the one and single occurrence ever.

Doctor B: The most UNPROFESSIONAL, DRAMA queens that you will ever see. I have been approved by Conrad Klein. Conrad Klein has accepted and deposited my security deposit and first month rent. I have paid my binder fee. I was shown the property by a Realtor on 3/19 who is not employed at Conrad Klein because Jennifer Moore was not available. However, when dealing with Jennifer Moore, she has completely soured this situation. She has not shown fiduciary responsibility to her client, McColl Center of Visual Arts.On 3/20, I told her that I have just been employed at a new job and I work 12 hour shifts and that I would like to move in ASAP. She responded that I should be able to move in on 3/26. Later, she said that I should be able to move in on 3/29. I mailed my deposit and first months rent on Saturday. They received and deposited the money on Monday 3/26.Jennifer explained that I would not be able to move in until both parties signed the lease and that I should receive it via 3rd party. On 3/28, I told Jennifer that the lease was never emailed. She did not take responsibility for not insuring that I received the lease. On 3/29, I received the lease and signed it. I have taken a very long lunch break and drove from Mooresville to come and pick up the keys as instructed.They refuse to give me the keys. I asked to speak with her boss as 3/29 has been paid for. It was obvious that her and her boss has had a conversation about me. Please keep in mind that I've only spoken to Jennifer once by phone and she was never polite.Well, her boss comes around the corner as if I was raising heck and I honestly was not. I told him that I need the keys today, as I have already paid for today. And if not, then I will need a credit. Then, the broker in charge comes around the corner, extremely dramatic, snapping his fingers, rolling his eyes and told me to "SHUT UP." Keep in mind that I am over $2000 deep in this transaction. When I told him that he was not going to tell me to shut up, he kicked me out. Those two dramatic men escalated an already very unprofessional transaction.I pleaded with them that I still want the place, but they said that they do not want to deal with me for a year. I even asked for my money back, and he simply kicked me out of the office threatening to call the police.They still have my money. I will 100% sure be reporting them to the NC Real Estate Commission. I cannot believe that ANY owner will allow these people to represent their property. I have passed the background check and deposited my money, I do not understand what the issue is. These guys were completely and unnecessarily dramatic. You do not tell a customer to shut up.
Katie Cannon: The entire Conrad-Klein team was excellent throughout the sale of my home. They were exceptionally fast in responding to inquiries, and when the first sale fell through two days before closing for unforseeable reasons, they were on the phone within minutes calling previous visitors and had another offer before the house even went back on the market! Highly recommend if you are selling in the Charlotte area. I will be calling them again if I buy or sell another home!

We let him manage our property for several years until we visited the property this year and found out that the property had so many problems. His company failed to address the issues to us. They denied any neglects from their parts and did not handle the issues professionally when it arises.
Tiffany Lewing: The leasing process with Conrad Klein has been fantastic. They were quick to answer all our questions about the process and the property. We were told it would take three days for our application to process and it was done in less than 24 hours!
Victor Overtop Media: They are a huge scam. Matt will make your life a miserable misery. Read some of the other reviews about how this company will steal your deposit. Got charged for pre-existing issues even after signed move-in form showing pre-existing problems. Sure, you could take them to court but it will cost you even more. Stay away. You are warned.
