allisa w: I was attracted to Casa De Luna because of the nice sized apartments for an okay price. There are some decent things about it (neighbors are nice, the area is nice) but overall it’s best to avoid that place.There’s huge water bugs all over the place (you’ll see so many scurrying around the sidewalk at night and in your apartment all the time). Allegedly they have some sort of pest control, as it is an extra monthly payment with rent, yet it’s always the same amount of bugs & I had to continually spray for bugs myself the whole time I was there.I had many issues when it came to maintenance. If you’re told that maintenance will come in a day or 2, expect it to be at least a week. Once maintenance does show up, they usually do a bandaid fix, only for the exact same issue to happen again in some weeks or a month. I had water leaking in one of my rooms causing my carpet to be soaking wet for at least a month or two (“fixed” multiple times, only for the issue to happen again, wait for maintenance for minimum a week, them put another band aid on it, and then repeat). Same issue happened when my freezer stopped working: I had to practically beg them to replace my fridge after the 2nd or 3rd time it had been “fixed” only to stop freezing & me have to throw out all my food again. Took at least a month or 2 for them to finally believe me and replace it all together. Dishwasher also broke/leaked multiple times.Lived there for a little over a year and finally decided enough was enough once a leak from some bursted pipe in above apartments had water running like a faucet from the ceiling at 2am in 3 different rooms of my apartment. Emergency maintenance was also extremely rude.The front desk lady, I think Griselda was her name, was so rude an unpleasant every time I had to come to them for maintenance issues- as if I was the problem when all the stuff I had no control over broke. Nothing gets done unless you keep calling every other day after putting in maintenance requests, and even then the issues are almost never permanently resolved.In summary: the cons of staying there completely outweigh the pros. All the issues that will arise living there will cause so much stress that it just isn’t worth it & as soon as one issue is fixed, another one arises.

It has turn over management 3 times in the 7 years. each time the Quality of management has fallen. They don't maintain the property causing many injury's to tenants. I have a open lawsuit right now. The Pool has been open 1 time yet we still pay for the amenity can't use. Roaches, Roaches, Roaches, I spend an additional $160. a year for chemicals to control them in my apartment. I have never had to live with bugs. They don't repair to original status, they put a band aid on it and we pray we have no repercussions from it. Electrical substitute used parts not for the type of product it is. Could and has caused problems. I thank the Lord there's been no fire, yes there has been in middle of night forced out of bed due to smoke from furnace, during winter. THEIVES I've had to install CAMERAS due to people they let into the apartment for repairs. Even neighbors I step out side for a minute, they are watching, run in and grab what they can run in living room even to bedroom taken my wallet other expensive Items. Today they patched my carpet with another color not matching, I'm so upset it's taken me 4 hrs. to calm down with medication wine. I pay $800.00 always on time except 2 times due to time that I receive disability check which is on the 4th rent is due on 5th they hit you with $36. late fee ,no mercy. Yet they give you jack leg repairs. They advertise LUXERY apartments I think NOT. ONLY IF YOU CAN"T AFFORD ANYWHERE ELSE ,DON"T MOVE HERE.

Sugen: I would give this complex 0 stars if allowed. While filling out my application, I put down $250 for application fees and a security deposit for one of their apartments. Despite my application being accepted, they couldn't offer me the apartment I applied for due to circumstances with another branch and was scheduling me to move on 3 weeks later than originally planned. When I expressed my displeasure in this move, I wished for a return of all of my fees since this location wasn't going to be a fit. It's been 2 months and the amount of unprofessionalism this apartment complex has is infuriating. They never call you back, their office hours are spotty. I'm honestly extremely close to making this a legal matter as I do not like it when people play with my money.Don't give this complex a single penny of your money, you won't ever see it back.

Kiera Knox: Do not recommend! Apartment has flooded 6 times total on two separate incidents in two months. Property manger couldn't care less she has a nasty attitude. First issue every time it rains, water came through the seal of the floor. They finally fix it after three weeks. Now my apartment is flooding from the ceiling pour water from the residences above me so all of their dirty shower water comes to my apartment in my master bathroom. Oh & paint tape still on fire sprinklers. I hope the apartment never catches on fire, reported that a month ago issue still not resolved. UPDATE Now I've been getting sick in my apartment. I contacted the leasing office multiple time to fix the mold issue at this point I might as well call the health department .
Jon Doe: Read the bad reviews for this place because this will likely be your experience living here. Posting anonymously because the office manager Nikkia sure likes to stalk internet reviews and make residents lives miserable, but won't help you if you need assistance from management. Only reason this place has some high reviews is because they badger residents to leave google reviews because the ones on here were so terrible, they needed to boost their ratings so beware, many of the good ratings are from folks who have not lived in the complex long. The replies of contact the olderaleigh email are a joke, you will never get a response from them. They will screen phone calls as well and ignore you.If you work remotely DO NOT live here, being woken up by landscapers at 7:30am and construction of banging on walls every day, week, weekends, even holidays. They say they are just getting through renovations but it's more than that. Constant water leakages, and flooding has been a huge issue across several complexes. These were built poorly and given a "makeover" but real issues still lie underneath even for renovated units. Run very far from here.

Derek DeStefano: They moved us into a roach infested apartment building 4108. We alerted the staff immediately and it took them almost a week to get us into another unit. They didn’t even get pest control to come immediately because they said they only come on Thursdays (we moved in on a Saturday). So we had to buy our own pest control and live in a health code violation building. On top of that we cleaned the new apartment ourselves and moved ourselves. The team offered nothing and has still not made this issue right. It’s been a month now of a staff that ignores you and will not answer your questions. All they say is “we put in request”. I’ve asked multiply times for the property managers contact information and still have not received it. The only good part of the staff so far has been the maintenance staff. This is the WORST apartment experience me and my wife have ever had.

The pool is still unfinished, the dog park incomplete, the gym not usable on a regular basis & the package room still incomplete. Given the remodels across apartments there is consistent noise if you are unlucky enough to be neighbors with a remodel, which happens at random intervals throughout the day/evening & even on the weekend. Additionally, the lease you sign states that renovations can take place to your home at anytime - resulting in a "luxury" apartment without certain basic functions for an hour to days as they will replace your doors/toilets etc. as deemed fit by the community, even if no issue to your specific unit. Yet, when i asked about faulty wiring in the apartment that causes several switches to not work - I was told this was not able to be fixed without serious remodels & renovations that would take place after I moved out of the unit...During the winter the unit / community lost power multiple times - not necessarily directly their fault but happens often which makes losing food/electricity etc. a bigger worry than it should be. Additionally, given the widespread renovations the community is always full of debris left from the work leading to a popped tire for myself and other residents.Overall the community is in a nice location & maintenance is prompt, but you will use them often. Beware if you are looking for a quiet place to relax, WFH, or plan to enjoy the amenities that similar complexes offer. Funny, though the person I spoke to when moving in, stated it was something optional that was coming…I said ok well I did not want it, she said that’s why it is optional.Must be the new management and why she is no longer there…Other than the above, I have enjoyed time at Umstead, the second year here, rent was raised from 1100 to 1500. I liked the application app to pay on line, however, it had been over a year and it still was not working. They never offered us statements, but you would find bulk invitations to the ‘holiday’ parties; on every door. The information given when calling, “it will be soon”, “it is coming”, then state: if you take your monthly base, add in the services, etc… umm hello?We were told mid April 2023…still waiting….check back again for working status…(Traducido por Google

I rented one of the loft apartments sight unseen because I had to move on short notice and the online reviews were really good. Having lived there, I now believe the reviews are a bit inflated, but overall I still had a good experience and would recommend it depending on what you're looking for/are OK with.The biggest pros:- The loft apartments are beautiful and great for people who work from home and want separate office space.- The community is very pet friendly and you have easy access directly into Umstead park on this nice little trail through the townhome community across the street.- Very quiet. Only had one issue with a party and noise.- Office staff are really nice and clearly care about residents.- Massive closet that was like half the size of the bedroom.- Laundry in the unit, with a big laundry room with shelves for storage.- I always had access to parking, but I also worked from home. It can get crazy if you have to leave every day and come back at rush hour.The biggest cons:- Roach/water bug problems in some of the buildings. In my first week in my apartment, I saw nearly a dozen big roaches, or as some people call them, "water bugs." When I complained about this, the Seasons said they would send pest control, but that the bugs are very common in NC and I'm just bound to see them. But I've lived in NC nearly all my life, and rarely had an issue with them. When I did, pest control always solved the problem. Unfortunately, the pest control that Seasons provides is insufficient. They don't spray the whole perimeter of the space like most pest control places. The issue was bad enough for me that I had to hire my own independent pest control — another $34/month on top of the rent — which finally fixed the problem and allowed me to sleep at night. (My dog would wake me up when there was a roach in the bedroom.) I recommend putting your trash out NIGHTLY. That said: a few people who lived in different buildings said they only saw one or two inside ever, so this might depend on your building.- My rent was around $1570/month once you factor in all the fees (pet, valet trash, and the package service they make you pay for). Once you add their very high water/sewer prices, my total rent was usually around $1615/month.- So the water/sewer: They say they bill based on usage, but I am one person and my water bill was always like $40/month. In previous places when I lived with a roommate, it was never higher than $20. The Seasons charges like a $10 service fee, but $30 is still ridiculously high.- Some apartments (mine included) have old A/C units. My electricity bill in the summer was always around $120 even while trying to be conservative with the A/C, and the unit struggled to cool the entire apartment.- They make you pay rent online with a system that charges a $2.95/month processing fee (went up from $1.95).- They were going to increase my rent about $80 after only a year, and it was already at the top of my budget. With all their fees and the water bill factored in, I would've been paying over $1700/month.Overall, I loved my loft apartment at the Seasons once I managed the bug issue. But it was already at the top of my price range with all of the fees factored in, and I didn't think the increase would've been worth it.

They are professional , courteous and very prompt in (SENDING) the maintenance team (even on weekends sometimes)The issue is that the HVAC units just don't work in summers and the maintenance is clueless about it . we have had a couple of sleepless nights as the HVAC unit just wont cool . They are prompt in sending the technicians but that's just it . the technicians are unable to do their work and summers are horrible as every now and then the A/c does not work . They also replaced the unit but the problem exacerbated instead of getting solved. the maintenance team comes promptly next day to change the filters , clean something , give some excuses but the problem is pretty much the same every day in the summers.If you are a working professional , you should consider this as there may be bouts of sleepless nights in summer when the temperature be in the high 80's.My suggestion would be to buy your own portable A/c , fans but that would again add to the exorbitant electricity bills you will pay for a HVAC unit that is basically nothing more than a showpiece , if you are planning to stay here .Overall , good property management , nice location !

Do not, please, do not make the same mistake we did and find somewhere better to live.

I'll move kitchen appliances, and there's three or four that crawl away. Not his fault, when there is an infestation, you HAVE TO TENT! Also my mother moved here from California, with literally nothing, and bought all brand new furniture and appliances. At this point we are thinking of moving anything we can salvage to a storage unit.It seems like no one cares here. I'm so happy I am moving into my own apartment in a couple weeks. Monroe Brown: I lived here for from January 2018 until January 2020. While here I've gone through 4 different sets of front office staff and managers. The most recent Mr Smith's team I do believe we're hands down the best.I moved Village at Town Center, initially for BLET at Raleigh PD it was extremely close to the training facility. The price was outstanding. The added fixtures, high ceilings, and open space made it a steal. Around the time I completed training, a few knuckle heads started staying with residence. They were the main ones, leaving garbage and other dumb things. However, the 3rd generation/ and most recent staff has pretty much put a stop to everything and cleaned up; There are also additional Officers from RPD who live close/live on site.Blue Line Friendly.My wife and I enjoyed our time here, I would have stayed if I didn't move out of town for work. They have developed a lot of programs for kids, gatherings at the lobby/pool for residence. It's a great place to live, safe and honest working people live and work here.

Jazmine Coppage: Beautiful apartments! I honestly have no complaints except for the leasing agents being not so friendly. I think as residents who pay a pretty penny for living in such a luxury place, should be treated with a little more respect. I think being greeted upon walking into the office as well as a follow up question from our leasing agents to see what the tenant concern may be will go a long way. For every time I walked into the office, I had to speak and ask "how are you doing?" First, and I just think it's really rude. Not only is this a residential community but it's a business as well. In order for a business to survive we need customers, in order to keep customers we have to build trust and make the customer feel comfortable and want to stay. Same concept for a residential community, we are not only tenants, we are paying customers. At this point of my lease, I do not feel comfortable living here, not because of the neighborhood but because of the leasing agents. This review is not against the community but those who are specifically representing Village at Town Center. With that being said my only hopes are that this review will help improve the customer service at this specific location because no one should feel uncomfortable at a place they should call home.
Jennifer Wilkerson: I had to update my review. Sorry its a long one. My husband lives here and I have to live an hour away for work and school. I do come visit mostly on the weekends and some week days when i get a chance. That being said im not there that often. Unfortunately i have had many bad experiences just visiting. Two nights i had stayed there the past year there have been drive by shootings. Like actual guns being shot off towards the apartment. I have been attacks by 2 different residents. One my dog got too close to her and she went on a racist rant and threatened to get me evicted and threatened physical violence. The second was witnessed by employees of this complex simply because i put our stuff in the shade near someone else's things at the pool. Management did come try to de-escalate the woman. Apparently she is known to them for starting fights with people. She was still allowed to remain at the pool and invite 10 guests which is against policy. It seems like people here are just volatile. Many people let their dogs run off leash and let their dogs poop wherever and not pick it up. I have stepped on dog poop on the sidewalk. I have plenty of videos of people doing this. Not many can relate to this but if you have an electric car don't bother with this place. Theres no gate so a lot of people who don't live here come and charge. The poor maintenance crew seem over worked and understaffed. I don't feel they are lazy they just can't get to everything. Especially because in the morning they have to spend a lot of time cleaning up the trash area where people just dump trash and furniture every single day. Today my bike chain was cut and my bike was stolen. This IS the ghetto. OVERPRICED GHETTO. We have never had this many issues anywhere. His last apartment was $1,100. We wanted to save afew bucks and downgraded to this one for $950. I'd rather him move back to a gated community with better people in a better area for that small price difference.

My 2 cats absolutely love it outside so they can watch the birds and squirrels. The apartment comple is very quiet anytime day or night! The location is so nice too! Your close to the highways and Tryon Rd which is a main rd in Raleigh! . Post office is right down the street along with a convenient store and gas station! You will not be disappointed renting at Arium Lake Johnson!
Lee Deel: Stayed the week at a friend's apartment while in town. Ceiling was leaking water into the bathroom. You can literally listen to the upstairs residents walking through the whole apartment and know exactly where they are. The front office management could care less about the health and safety of it's residents. I work in customer service and would probably be unemployed if I acted the way this apartment complex does. They truly care more about rent being paid than they do about the livability of their apartments. I advised my friend to seek legal council. I also recommend previous residents who had issues with mold to get checked out by a doctor and start a class action lawsuit against this apartment complex. Maybe then something will be done.

Why would they need to reach out to you? Everyone has stated that they have tried multiple times to reach out to you while living here with no luck, and it is luck when you actually respondAwful landlords. Constantly say they'll send a request to maintenance, never does, then when you go see them in the office, they pull the usual "Oh yeah I saw your request/email and I was about to tell maintenance". Staff can be incredibly rude. Does not do maintenance on the apartment. Lights could be flickering on the whole building and they'll do the same thing. Rent is ridiculously overpriced and changes dramatically from apartment to apartment. Neighbors pay less than us but they have a washer dryer and remodeled kitchen with two sinks compartments.Don't let them lie to you about the price of these apartments. Demand to see the inside.

Eh Taw Boe: Just moved in August and I regret signing a year long lease here. The day before my roommates and I moved in, we got a text saying our floors weren't done and vendors wouldn't make it in time to repair them until after we moved in. We thought it was no big deal but fast forward 3 weeks, still nobody here to repair all of our floors!! The maintenance guys are so sweet, but the management is awful. Our couches were messed up, we were missing a tv, cable was set all over the living room, and the tiles of our floors were missing. I just sent them an email to fix our floors, so they better be calling someone to come out this week. Another big issue is the wifi. It keeps going out and especially when I'm trying to take my quizzes or do assignments, the wifi would disconnect.Update: It has been a month now and they still haven't contacted my roommates and me about fixing our floors. They haven't responded to my emails at all. They also haven't cleaned our carpets when they said they would. They could not care less about our needs or what they said they would do. I sent a maintenance request this time, hoping that they'll see it and respond. It's very rude and unprofessional how they're handling things, or not handling them.

Abby: Current resident of Campus West, but we share the same management and amenities part of the UV2505 leasing office. I re-signed my lease for a second year. The first year was absolutely great, no problems with management or getting work orders completed on time when things in our unit were broken. Since starting my second year living here, I have absolutely hated living here because of the poor management and lack of care for their residents. First, they said if we re-signed (which I did in October of 2021) that we would get a 250$ gift card...which I never received. Next, we had a flea infestation which is in no way the management's fault, but when we had asked for help they quickly responded and said we would be able to get the place treated. With that being said, we were told to prep our rooms and pack up to ensure that the exterminators can complete the job correctly. In doing that, we left our apartments for the whole day as the directions told us. We did not hear back from management or the pest control company. Upon calling, texting, and emailing the office multiple times, we received no response. We weren't even sure if it was safe to re-enter our place. My roommates and I had to find somewhere else to live for SEVEN days (because it was over labor day weekend with still no response). We had to physically go in the office and ask ourselves to get the problem resolved and those in the office seemed as if this situation wasn't something that was their problem or anything that should have been their responsibility. It is incredibly disappointing considering how much I have loved living here. When explaining our frustrations, they say the best they can offer us is a $50 gift card, that NOT to my surprise, we still haven't received. Last note, they raised their rent by 50$ a month in just a single year. I originally signed here for the value that I was getting, but now it has become more of a hassle.

The shuttle only mainly circles around main campus not centennial. They left me waiting for 2 hours to get picked up. Not to mention the rent is overpriced for their terrible services. Broken washer for 4 months. Roaches everywhere. Place is a disaster and the wifi goes out for weeks at a time throughout the year. The pool is only open about 1/5 of the time it’s advertised to be open.
Lindsey Reich: Would not recommend living here. Firstly, the management is terrible with timing. My roommates car got broken into in the complex parking lot almost two weeks ago and we have yet to hear back from the office about it. It feels like they are always randomly closing the office or the pool early without any explanation or they give you 10 minutes notice.The maintenance has gotten better about timing, but every single time they come into my apartment they are blasting music or are talking loudly on speaker phone.The apartments aren’t all that nice and it feels like a lot of things were broken when we first moved in that were never fixed, such as leaks or handles on cabinets. On top of that, the Wi-Fi is constantly out and it takes management DAYS to send out emails about it and even more time to give updates on the situation.Even though there are gates in the complex, it doesn’t feel all that safe. I constantly see young teenagers walking around the parking lot and it seems that not everyone has to be a student to live here, especially when I’m seeing 10 year olds at the pool. It’s fine if they want to give out guest passes to the community, but it would be nice as a resident to be given a head ups if they are doing so. Plus the gates are consistently broken and there’s always cars in the parking lot that don’t have resident stickers.Things have gotten a little better since the start of my lease, but still aren’t great and could really use better structure and organization.

A long list of problems no matter how many times you address it with several excuses and no action taken to fix anything. since i have lived here the wifi has gone out twice for long periods of time. from several different residents the management has told several different excuses for the issue, and to no surprise, no action taken. most residents are college students who need wifi for classes and to complete assignments. but when the wifi goes out for five days at a time, students then get behind in classes. sure, you can go to campus and pay the parking fee for as long as your there while you’re still paying the rent fee for your apartment that includes wifi. the inconvenience gets solved with more inconvenience. while calling the office multiple times a day until the wifi gets fixed, they called spectrum for them to waste their time when it isn’t their issue but a technological issue from someone higher up in the property management.It’s taken almost a year to fix a simple nob on the stove and a door handle that continuously fell off. when i received an email they were doing quarterly room checks and that light bulbs would be replaced, i had two out and nothing was replaced. it’s as if they just walked in and walked out not giving a care in the world. on my first move in day, i was on my two hour drive to move everything from home to my apartment when i received a phone call from the apartment saying my room wasn’t cleaned and it had been scheduled for two weeks for cleaning. they asked if i still wanted to move in and that they would call me back if they could find someone to clean in the next hour. so they called back and said someone had just started cleaning it. yet when i got into my room for the first time there were used tissues on the floor, dirty carpet, no new paint, lightbulbs out, bathroom sink didn’t work; needless to say the room was a disaster and was not cleaned. Then i had switched rooms and to my surprise they said they had cleaned it and did not. everything smelt like cigarette smoke and a disgusting odor. the carpet had black spots, no new paint, and there was paint clogging up my sink.Yes this place has a shuttle, but the shuttle driver quit due to being overworked so then the maintenance workers were driving the shuttle. there were multiple work orders placed that had taken six plus months to get completed and now the workers are driving the shuttle.The managers here do not care about their workers and they do not care about their residents. Do not live somewhere that these property managers own.

Rooms smelled like ash and urine when we moved in.Pretty much every appliance was broken or non-functional in some way. Maintenance turnover has been extremely poor. Maintenance tickets are closed out for “fixed” issues that aren’t fixed. According to people who previously lived here, They still had tickets that weren’t closed after a year. It seems they can’t hire enough maintenance workers - ones that they can find at cheap prices - despite the property making bank off of students who can’t defend themselves against landlord/tenant law violations. Wifi is awful, especially during COVID-19 remote classes. Seen a few cockroaches to the point that I think it’s pretty much a common occurrence all over the complex.Our sink has been leaking for a month and nobody has fixed it, we have a broken washing machine, our roommate hasn’t had a working toilet in 3 weeks, the humidity in the apartment is 80% so much that we had to buy a dehumidifier to keep the mold at bay. Shelves were missing or damaged in the cabinets. The floors stick to feet and pull up. Quite literally everything has been broken since we moved in, and like a horrible little present, at least one thing breaks a day, or we find a new horrible treat awaiting us; then get endlessly strung along by the poor workers that have to deal with the gross past mismanagement and ongoing penny pinching that’s not worth the money they charge per month.It was like they hadn’t even looked at the apartment after the last people moved out.Live somewhere else, or spend your school semester chasing underpaid workers against a student housing cash cow scheme
Madeline McLoughlin: I really like the size of my unit, however, I have experienced a lot of issues since moving in that seem to be due to poor property management.When I moved in, my apartment had not been cleaned at all. The walls had not been painted, and there was a strong odor of cigarette smoke in the air. The windows were noticeably dirty with nicotine and our couch was full of Juul pods, dirty socks, etc. The kitchen counters were covered in soot. As far as cleanliness goes, I’m not sure why a cleaning crew never was assigned to the apartment, but I was told later that they accidentally failed to tell the painters that our apartment was one of the ones being turned over.We have a bunch of work orders in that have been sitting for a while, but the maintenance crew can’t address them because they are currently driving the shuttle….. the bus driver quit due to being over worked.Today my last straw was the internet cutting out. It was out all day and has no fix date on the horizon. I was told by Spectrum that the property was changing internet contracts, but us residents were never informed of this change. Because of the outage, I have now missed a day at my job because I work remotely. As a student at NCSU, I am mostly taking online classes and was unable to attend those as well. I am sick at the moment, so I do not feel comfortable doing my work in a public space.After talking to previous residents, this apparently has all been a consistent issue at this property.All in all, my apartment really is nice and the people in the front office are nice, but I feel like there are some serious organizational issues from higher up that have caused my experience thus far to be less than satisfactory… especially given the price that I am paying to live here.

Conner Winn: No tuve un momento agradable viviendo en UV. Si bien las habitaciones eran espaciosas y el precio era decente, traté con varios problemas de mantenimiento que tardaron semanas, si no meses, en solucionarse. Nuestro aire acondicionado se rompió, los desagües en mi baño y lavabo estaban lentos continuamente, problemas de Internet, problemas de presión de agua y sin mencionar que estuvimos sin manija interior de la puerta durante semanas.En otra nota, también tuvimos un problema de cucarachas.Aunque solo mi experiencia. Yo tenía un apartamento en la planta baja.
Prachi P: Disfruta de una excelente experiencia con la administración tan lejos. Love el área espaciosa y la forma en que los residentes son tratados con la verdad absoluta. Prefiero saber que el wifi apesta y que están haciendo cambios que prometer ofertas falsas. ¡¡¡Gracias por ser honesto!!!

Hannah Weigle: Ama a la gente, y es un excelente lugar, especialmente por el precio. Muy espacioso, y especialmente me encanta tener una cocina grande donde todos mis compañeros de cuarto pueden estar al mismo tiempo sin sentirse abarrotados. La única queja es que el equipo de mantenimiento tiene poco personal para la cantidad de apartamentos que tienen para ayudar en el complejo.
