Sam Conklin: Do you love roach infestations? How about subpar amenities that are always closed? Trash everywhere and gunshots? Then the Wilde is for you! Welcome to hell on earth, where the units are falling apart at the seams, the wifi is terrible, the management is practically non-existent, and the smell of cigarettes cakes your walls when you move in. Please don't live here, it's awful.If you want to be in this area, just go to University Suites! it's the same price, same location, and is infinitely better.You have been warned.
Gwen K: This place is cheap, but you get what you pay for. The internet goes out for days almost every month or two. Various bugs find their way in, roaches, large spiders, gnats. Things constantly break, doors have fallen off their hinges, the dishwasher has broken, the garbage disposal has broken. Frankly, maintenance is the only upside to this place. They seem to be the only ones who genuinely care about what happens and do their best to help out. There are so many more issues with this place that if I listed, would make this the longest review ever.Don't live here if you can afford elsewhere.

Matt Johnson: The worst experience I've ever had renting an apartment. Trash constantly overflowing from the one dumpster on site, desk staff that have never done anything to help me, mice in the walls, roaches on the floor, maintenance team can't consist of more than 3 people because that's all I've ever seen and maintenance requests take 3+ months before even getting acknowledged. The office recently switched to an inferior internet provider to save money and left the entire complex without internet for a month and a half because the job was not finished properly. When asked on fixing the internet, the office told us to call the internet company ourselves. When it was finally fixed I had to call and figure out on my own that the Wilde conveniently removed their ethernet support during the shift. The walls are so thin that there is no privacy between my roommates and I. I can hear the conversation of people on the sidewalk three floors below me. Surprise "rent plus" charges that you get automatically enrolled in. When asked if I can be removed from whatever "rent plus" is they told me to call their 3rd party company to resolve it myself. Predatory lease renewal offers and badgering with veiled threats that rent will go up if you don't act immediately. Giant shipping containers taking up multiple parking spaces year round. I've been receiving mail from at least 8 other people who used to live here, packages constantly go missing. To top it all off, threats from the front office of additional fines for things such as leaving trash outside your door because the dumpster has been full for over 2 weeks, not immediately responding to insurance or policy changes, parking in front of your building during a surprise maintenance project etc. Complete lack of communication, respect, or awareness out of everyone except those three maintenance guys. Those guys are cool and I feel bad for them.Update: The office conveniently lost my renewal request, never informed me, and attempted to extort a $200 rent increase out of me. I've signed a new lease elsewhere and advise that no one ever consider for a second living here.
Jenna Larcara: This entire place is a scam. Before I even moved in, the leasing office sent me the wrong lease 3 times and incorrectly led me through the relet process which I later found out they aren’t even supposed to do. They charged me the incorrect amount of rent twice and when I refused to pay the additional $200 they charged me, they threatened to evict me while ignoring my calls and e-mails for three days trying to resolve the issues. They make this place seem ‘all inclusive’ with the rent and then charge you $30 for amenities & $9 for just using the payment portal every month pushing the rent closer to $800 than the promised $750. I was forced to clean up after a roommate moved out and left all her belongings because the management refused to handle it. I was also forced to live in unsanitary conditions riddled with fruit flies & mold because of a dirty roommate who refused to clean after herself. After battling with this for months I asked the leasing office for help MULTIPLE TIMES and they did nothing. Be prepared for all of your emails to management to be unread and unanswered. You only get answers when you go in person or call but even when you call there’s a high chance you’ll be ignored or given attitude for asking too many questions. I physically couldn’t stay at this place any longer so I found a subleaser for my unit. NOW, the leasing office is trying to charge her hundreds of dollars extra for costs that they refuse to explain and continue to give different answers about depending on who in the leasing office you talk to. This place is a disease and they don’t care about their residents. They didn’t care that I was living in filth everyday from my roommates unrelenting mess, that they were charging me hundreds of dollars extra, or that they nearly messed up the subleaser which was my one opportunity out of this.
Serena O'Hara: The support from the Wilde during the application and lease process has been very helpful. It has been a blessing working with Julian. He has shown great patience with me and all of my questions.

Amy Maguire: I have not lived in good apartments while attending state, but this one is by far the worst. From brown water seeping up through our sink and dishwasher and causing a minor flood and leaving our kitchen inoperable for weeks, to broken pipes causing toilet water to flood two rooms, and currently mold in the AC system that makes the apartment near unlivable.Maintenance has gotten better over the course of the year, they usually at least show up in a day or two. In that time, however, never once have they actually fixed the issue the first time they're in the apartment. If you want anything actually fixed wait a few weeks at least, and don't expect the "solution" to work the first time.To top off everything else, beyond the constant disasters from shoddy management and poor building upkeep, when I moved in the fire extinguishers hadn't been inspected in over a decade. Honestly that should tell you everything you need to know.Don't bother with this place. The rooms may look nice but management can't even follow fire code half the time, much less maintain their buildings.
Matthew Harbour: Overall seemed like a pretty good option. Kearah did a great job explaining the details regarding the apartment and answered any question we had. The New Management team looked motivated to make the complex more suitable for its residents.
Vaun: Kearah is amazing and professional! I appreciate her patience and understanding of all of my questions. I also asked about some of the reviews that people left. The property manager is also nice and answered all of my questions. I’m looking forward to moving in!

The leasing office is full of disrespectful children and when you try to come in and talk to them about an issue that you’re having they call the cops on you, so don’t even bother trying to go to the leasing office because they won’t handle your issues though. Ignore your phone calls and emails. They overcharge for rent paying almost $800 for a four bedroom apartment and they constantly charge you for things that you did not sign up for please don’t ever apply here. It is a waste of time and money.

BIGGEST WATERBUGS IN THE WORLD IN A OUTSIDE OF THE APARTMENTS. Parking isn't assigned and guest take the spots closest to the buildings. Rent has been increased many times with nothing to show for the increases each time lease renews.

Jack Dunklee: I would not move in here unless they are literally paying you to live here. I moved into my apartment in June and immediately noticed that my apartment smelled like cigarettes. I reached out to the office and they told me that nobody had smoked in my apartment and they had been in my apartment earlier that day and it didn't smell like cigarettes. I reached out 4 times about this and did not even get an email back, BUT they called me to tell me I had a key that they made for me in the office. I have spent hundreds of dollars trying to clean the smell from the apartment with very little success and refuse to pay for a professional cleaning out of my own pocket. I cannot wait to move out or find a way to terminate my lease so I never have to come back to this place. There have been zero good experiences with this place since I moved in months ago. All of my new furniture that I bought before moving in will now smell like cigarette smoke because of this apartment. Do not move in here. Nobody in the leasing office cares about you once you sign your lease. The day I get to move out of this apartment will be one of the best days of my life.

I moved here in the beginning of June with my 6 month old son and I have never seen so MANY BUGS. I am a stay at home mom so I clean our unit daily. I have even had my unit serviced for bugs twice and I am still seeing them everywhere. I have even bought devices and sprayed myself and still they remain. When they service the units they only spray where they think the nest may be INSTEAD of the WHOLE place. I asked prior to moving in if there were any issues with pest and I was lied to. You cannot go outside after 8 pm without seeing hundreds roaming in the parking lot. I have never been so disappointed in my life. I do not leave my son unattended for fear of him being exposed. If you have children DO NOT LIVE HERE!!!

Rafael Arvelo: Bonito complejo de apartamentos. La gerencia fue muy cortés y amable. No había señales de basura en ninguna parte y los terrenos estaban bien cuidados.

La señora de la recepción no fue grosera, pero parecía que era una carga tener que hablar con nosotros y mostrarnos el apartamento. Ella nos mostró el apartamento renovado y se ven realmente agradables y lo suficientemente grandes para el precio. Tal vez los consideremos en el futuro, aunque la piscina estaba vacía, tal vez estaban haciendo reparaciones, pero quién sabe, no fue una buena señal.

Me hicieron un desalojo falso y Vanessa es de mala educación y no debería trabajar con personas. Viví aquí durante 2 años y cada vez que el alquiler se atrasaba, recibía un correo electrónico y un mensaje posterior en la puerta. Nunca recibí nada y traté de pagar el alquiler el mismo mes y me dijeron que no podía porque se presentó un desalojo. Fui a la corte e incluso después, le dije a Vanessa que me mudaría la fecha en que mi contrato de arrendamiento realmente venció, firmé el papeleo y no debería haber habido un desalojo y, sin embargo, lo hubo. Nunca puede llamar a nadie por teléfono y, si llama a la oficina corporativa, lo remiten al complejo de oficinas. Empress Perryman: If I could give this apartment complex 0 stars I would. Gentrification is clearly apparent in this neighborhood. My entire building has been evicted and all of us attempted to pay rent but was refused. I tried to give her my rent within the same month it was due but again Vanessa refused. Even with the correct documents to prove what happened they do not are. They never stay in the office at the hours specified, never answer the phone, stop responding to my emails. My apartment has mold, stairs falling apart, roaches , gnats , etc. They will tow randomly even though parking is limited and overall have the worst customer service imaginable. Please do not move here! Everyone in my building was wrongfully evicted and it is quite sickening.
Malissia Devone: I moved in July 2022 and from day one is has been horrible. The apartment was ok but my ac wasn't working when I moved in. After going back and forth they finally came to fix it, then it flooded my apartment. They did some renovation upstairs that busted a pipe I the walls but instead of truly fixing the problem they just turned the pipe off and put a fan in my house. Mold, mildew, front office people entering ya property touching personal property was my experience. Friedlam partners should definitely have better standards. Truly awful experience that's why I'm breaking my lease and leaving. I wouldnt recommend these apartments to anybody. Not worth your money and the people at the front desk, the face of the company aren't great representatives. Vivían Martinez: Desde que llegamos hace 3 meses estamos teniendo problemas con el aire acondicionado, hemos ido en reiteradas ocasiones a la oficina a pedir que porfavor lo arreglen, vinieron a hacerle una limpieza supuestamente, después de 3 semanas de estar sin aire acondicionado, funciono por un mes y medio, y ahora estamos teniendo de nuevo el mismo problema, hemos llamado de nuevo a la oficina en varias ocasiones y no nos han solucionado. Con estas unidades tan viejas y sin darle mantenimiento no se puede esperar que funcionen

Kevin Lo: Update 11/26/21 - Over the course of living here, I’ve found over a dozen random nails in the carpet. Not really sure how that is safe or overlooked during the cleaning process. If you have kids (we don’t), I would not recommend based on that alone. One additional thing to note is that maintenance does enter on occasion when you may / may not be home in order to replace the air filter and inspect sprinklers. Not sure how I feel about that from the security standpoint. Fire alarm has gone off a few times during the day, with one occasion being longer than 30mins. With these developments in mind, lowering rating to 2 stars.Original Review:Oberlin Court is an acceptable place considering the price point and location.ConsMove-in condition - notable damage to the interior, nails found in carpet, paper cup used to plug hole between dishwasher and wall (baseboard area), ceiling light fixtures loose due to upstairs vibrationPayment - system can be tough to navigate, has some quirks, and adding payment options can be troublesome. Debit cards incur a fee of $5, Credit cards ~2.5%, and bank account requires verification prior. Be sure to have the ability to get a cashiers check as well.Maintenance - workers were a bit put-off at the idea of having to fix things, and did not follow-up on requests. Not too sure if there was any reason. Items requested included missing pull string for fan, plastic cover for refrigeratorProsSize / amenities - the complex is large, and has good amenities at this price point. The size of units is good as well.Location - walkability to Cameron village and parks / neighborhoods in the surrounding area is great.

Over the course of two years we almost never called down to the front office to ask questions, but every single time we did John had an attitude. We’ve put up with so much nonsense from the staff of Oberlin Court it’s ridiculous. They gouged us for over $200 because we gave them 55 days notice that we would be moving out instead of 60. They caused the power to go out for half the building (and blamed it on Duke Energy) so we were forced to stay in a hotel for over a month. They didn’t alter the rent during the pandemic even though we lost access to every single apartment amenity. We paid our rent on time every month and yet they will raise your rent by 3 figures for absolutely no reason. The maintenance staff is very friendly but pretty much every other aspect of Oberlin Court was incredibly disappointing. We had been understanding up to a point but the $200 price gouge was the last straw. Absolutely would not recommend living here; there are much better apartments in Raleigh.
Steve Delamater: Location-Location-Location, at a reasonable price. Oberlin Court Apartments has it all. Staff is awesome and very accommodating. If I did not buy a house I would still be living there. Would recommend to anyone looking to rent in the area.
Master A: Oberlin is a great place to live for a young professional. It’s close to downtown and very affordable. Overall, I enjoyed living there. However, from time to time things would break in the apartment.Our A/C unit broke 3-4 times during a 12 month period. Maintenance came out in a timely manner but it started to get annoying when it felt like they were just putting a band aid on it.Cockroaches were also a problem but we had apartment call pest control and that helped a great bit. Probably recommend pest control coming once a year.

Lori Whalin: Watch out for the apartment manager Melanie. She put her hand in my face when I was trying to talk to her about a flooding issue in our apartment. She’s rude, lazy, and thinks she can put charges on your account for no reason. I had a maintenance man tell me to “suck his dick” because I was showering and wouldn’t let him in the apartment. The apartment AC doesn’t work, it went out 5 different times during our stay. She had the maintenance men bring in a window unit and it flooded half of our apartment, they refused to clean it up because of a “liability”. It ruined and molded our mattress, we had to throw it away, they didn’t clean up the 2 feet of water, they also claimed was a “liability”. There’s a reason why this place has 2 stars.

New management Pegasus front office staff Emily was rude with residents.they had communicated pool hours from 10-6pm (Mon-Sun) and still they do not follow these rules and ask residents to leave pool any time they want. we asked Emily why she asking us to leave before pool hours and she was rude and forced us to leave pool . I was shown mail from their office mentioned pool hours but still she was reluctant to listen and shouted to leave all people from pool and if not will give call to police .How rude it is with residents , we asked to provide manager contact to speak about this and she refused to give and asked us to come office tomorrow . And also another worst incident with emergency service . There was defect in fire alarms and they start ringing at 11Pm I reached out emergency service 5-6 times and it went to automated voice expecting call back in 15 min but it was never happened . With 2 kids we were out in cold sitting in car for more than hour and then we had to call 911 to fix fire alarm. When we asked next day they telling that my number is not reachable , that is very funny .I have been here more than 3 years and never faced any issues with previous management and with these worst experiences i made decision to move out of this community.

Lisa Watkins: Very nice place. The floorplan has so much style and class. The tour was self guided which was great. I spent as much times as I needed to explore. Melanie was busy but able to help all the visitors without seeming flustered or anxious because she was alone. I wanted to apply but my poor experience with another community owned by the same group, kept me from doing so.
Jordyn Holliday: While I was assured that my stay at North Hills would be an enjoyable one, it did not prove to be the case. For instance, the lack of communication and organization caused by staff has ended with stress and feelings of dissatisfaction (ie., stolen packages, water damage to walls and ceilings, being overbilled for services that were not violations, and unkept/unsafe living conditions.) For example, I was promised that the locks would be changed and the door frame repaired, however, that work was not done during my entire tenancy at North Hills. The maintenance staff came on the pretense that they would do the work but never actually came to do so.
Joseph Quinnie: This place is beyond disgusting. I regret moving here back in April. I applied and signed a lease for a 1 bedroom home and they gave my tall self a handicap apartment meant for someone short or in a wheel chair and didn’t tell me until move in day. I drove all the way from Florida to find out and they never did anything about it. Everytime they promised I could move the management and staff would be switched before the move in date. That’s happened 3 times now. The current management Emily and Melonie are rude and don’t care for concerns that were made aware before they were hired. They tried to raise my rent $300 just to move to an apartment that is actually what was applied and signed for. Not to mention there is a huge roach issue. I’ve been complaining about roaches and that pest control since move in day in April. Pest control didn’t show till august. Roach issue still exists, complex is trash, trash everywhere, roaches crowd doors at night making impossible to walk outside without one getting in. I would not recommend moving here under ANY circumstance. This experience has been a nightmare that I’m legally bind too.Update to their response below: THEY HAVENT DONE ANYTHING TO RESOLVE MY ISSUES. NOT ONE. Pest control was 3 months late to the party… roaches are already an issue and their taking minimal steps to get rid of them. All of my other issues they literally said were concerns and agreements made with previous management we’re considered outdated and Melanie (property management) could not honor or acknowledge them.
Ekta Patel: if i could give this a negative 100 stars i would. the worst communication and unprofessional experience i’ve ever had. moved in over a month ago. had 3 changes in management. maintenance never came. roaches all the time. paying for pest control but they solved the problem. just awful customer service at the leasing office, don’t feel like my problems are heard. for the price you pay, trust me you can get so much better.
Yaminan Skinner: My experience is disgusting I just spoke to Emily manager assistant today. Issues with bugs and pay money for bug exterminator. Water bill high as sometimes, don't be late for your rent they ready to throw you out. The swimming pool hasn't been open all summer, just keep lying.
Tariq White: Trash apartments office staff often get fired or switched out, paying for pest control and still having bugs, just recently staff was switched and reset member portal to pay rent and making up pay late fees. Maintenance just rides around in golf carts and don’t even fix anything. Not to mention they moved the handicap signs by my apartment and had my car towed I don’t drive my personal vehicle because I have a work truck they said they would provide pictures of where my car was located but still have yet to and this happened in April. If you’re thinking about living here it is not worth it
Shelby Faith: Absolutely horrible service. My roommate and I toured the apartment back on May 2nd or May 3rd. We spoke to Micah, who was the previous General Manager. He was nice and very helpful. We decided we were going to apply and move forward. Within 24hrs we had gotten approved and Micah got in contact and had us fill everything out and send in all our information needed. Our move in date wasn’t until July 1st. He knew that, it was on the lease and on our accounts. We decided not to sign a lease until closer to the move in date just in case something happened. We were promised 1609$ for our unit. We signed the lease, it said 1609$ for a specific unit. After we signed, Micah had quit or left or got fired, I’m not sure, he was gone. They got new staff and I didn’t think much of it. Went to pick up the keys the day before move in and they told me the people in our unit canceled moving out. No calls, no email, no heads up that they did that. Two months with no contact telling us this. I asked if they had any other units i was looking for, the Assist. Manager that’s currently working there told me yes but maintenance and painting wouldn’t be finished till Tuesday July 5th. I said that’s fine until they tried charging us almost 200$ more than what we were promised and already signed a lease for. Lease’s are contracts, they are a legal binding, and for them to just change the rules is very unprofessional. It is now July 5th, no calls, no nothing. I’ve left emails, I’ve called more than 10 times, left several voicemails, went down there in person and nothing changed, no answer, no contact, no nothing. Will not be moving in and now I have to struggle finding another place to live before my current lease ends in TWO DAYS.
Nyish Rogers: My apartment is beautiful, haven’t seen roaches but the community is trash.. everywhere you walk there’s trash. The pool and gates don’t work, no accommodations for this.. it’s filthy out here ! They should be ashamed
K L.: Imagine signing on an apartment with everything approved, only to have the property managers call you two days before you're supposed to move in and tell you that there are people in your unit that simply refuse to leave. I don't see why they would have me sign on something when the other tenants were still there.They offered me a different unit (that I didn't want in the first place) for $200 more on the rent. I felt like they could've at least gave me that unit for the same price I signed for..I felt like the whole situation was pretty unprofessional and the only reason I'm giving two stars is because I got my admin and application fee back and Lyndzi was helpful.

Bethaney Wilkins: Honestly, these apartment are ghetto and overpriced. They boast “gated”, but the only reason there are now 2 gates closed (there used to be 1), is because cars were getting broken into & a trailer was stolen. And half the time the 2nd gate doesn’t even work. They allow dangerous dogs to live here (not talking breed, I’m talking about actual vicious dogs). There are NO cameras. The pest control is a JOKE. They charge you monthly for it but I have yet to actually see anyone spray for anything. My friend lives here too & her apartment has been infested since before she moved in & they dragged their feet to do anything, doing the bare minimum when they did. Dryer hasn’t worked since I moved in. I could go on, but I‘ll leave it at…I can’t wait to move!
Beautiful Mystery: Omg where do I start THIS. PLACE. SUCKS! 1400+ a month for a two bed room, loud neighbors, ROACHES, gates that are supposed to make us feel safe when in reality their never closed to the outside community. I was robbed 4 months into living out here I called the landlord to ask them if they can pull up the camera's and their response was "that's an invasion of privacy" I am a very clean person so for me roaches, has NEVER been a problem! These are the most disgusting apartments I have ever moved into. I had a leak in my ceiling for 4 months before they came and "fixed" it and when I say fix it I mean spray paint it with white spray paint. I give these apartments and how their ran a 0/10 would not recommend! I am disappointed and when my lease is up best believe I will not be looking back.
christine kratz: I have only lived at this place for a little under two months and I can say I am already regretting my decision to live here. I have been thoroughly disappointed in the performance by the staff in my short time here. It seems as though every time I have raised an issue or concern with the staff they have appeared indifferent and uninterested in the problems with my apartment. I have requested maintenance several times to fix broken items in my apartment, that were broken when I moved in, and have still yet to see maintenance come and fix 90% of them. The staff is very hard to get a hold of since I have gone to the office multiple times only to find no one there as well as called several times to have no one pick up. I am not sure if the staff simply doesn’t care or is genuinely bad at their jobs. This is sad because overall I do like my apartment, but it makes it difficult to enjoy living here when there are so many things going wrong and it seems that no one cares about fixing them. If you are looking for an apartment I would recommend looking elsewhere.

I received a voicemail 6/22/21 inquiring on when I would make the payment as they didn’t want my account to go to collections, for a amount more than the amount discussed on 6/10/21 which was documented as the fee for a insurance penalty. I called and have left messages on the same day and after to inquire on the fee as I called in a week advance to have the insurance cancelled on 6/10/21 and had/sent proof from eRenter via email. Of course no response so decided to drive to the office on a day the week of 7/04/21 I believe to get further information and was advise the fee had been added on 6/10/21 but would receive a return call with why it was charged… still waiting on that call.6/5/21 - Trying to get a hold of anyone in the office is just a pain. I made a trip to the office three times one day during office hours to find no one at the office and then no communication that the office would be closed for an extended period time. The phone numbers for the office may as well not exist because they do not answer the phone.I stopped physically living at my apartment eight months prior to the expiration of my lease but had a vast majority of my things still there and came and dropped by one night to grab to find the ceiling peeling due to what I assume was a leak from the above apartment. I reported the issue and the issue had not been resolved until I was moving out, which didn’t really bother me but the fact remains the issue was not resolved in a timely manner.
