C T: Maintenance staff are wonderful. Location is nice and generally safe. I moved in for the convenience, and have stayed in large part because I haven’t had the time, energy, or patience to deal with moving.Management is difficult to get ahold of, and have poor follow through on resident issues. It took sever rounds of phone tag back and forth before anyone thought to reach out to me via email. Up until that point, I had no email address to contact the office or anyone working there. When I have raised concerns and issues with management, the responses have frequently been condescending and dismissive. They are frustrating to deal with, and I rarely feel my concerns are addressed.Guests are not allowed in the resident area of the garage. They are expected to park in the ground floor public garage that anyone has access to. This is difficult, especially on the weekends, since the garage is often full.The amenities are okay, but every time I go to the gym at least one of the four treadmills is broken. The outdoor cushions are in poor condition, and the doorways to and from the garage, and hallways inside the building are showing serious wear and tear. The parking garage often has an inch or two of standing water in one area of the resident section after it rains.They’ve also significantly raised their prices, even on units that have not been updated. I’m not sure they can really justify the premium they charge compared to other buildings in the area.
PD Parker: I recently moved out with my partner, the lease became untenable mostly because of unenforced trash and inability to get in out of the building. The apartment was nice enough, the leasing staff was kind, but the neighbors left trash and recycling in the hallway daily and never took in their receptacles. It's not enforced. Everyone parks near the lowest floor entrance and takes the elevator up so there is never any parking for lower level residents. You can barely get in and out on weekends due to Tupelo Honey Cafe traffic blocking the street and even somehow getting in the parking garage.
Makenna Stanley: I have sincerely enjoyed living at 401 Oberlin for the last couple of years. Tatiana is the current on-site manager and she is simply the BEST! She is always kind, professional, and will do everything she can to help with any situation. The maintenance team is also wonderful and has always been very responsive and timely when assistance is needed. Would definitely recommend 401 Oberlin to others!

Anna Mercer: Beware pushy leasing agents who try to use fear of missing out on a “deal” to take advantage of you and trap you in a lease.Relocating for work, and took the time to tour based on it being in an area recommended to us. We are looking incredibly early in the process, and went into this weeklong apartment search knowing that most places do not know there availability until 30-60 days our. This place had beautiful apartments and community amenities; had our experience with the leasing office been different, this would’ve been our first choice and we would’ve went ahead and applied on this trip.Tatyana was the leasing agent we had for the tour, and while she was incredibly nice and attentive to my husband and I’s needs, she was incredibly pushy as well. Countless times we told her we would be viewing apartments all week, but also countless times she asked if we were ready to apply today for a unit we wouldn’t be living in for 4-5 months. This place also utilizes dynamic pricing, which isn’t unique, but if a prime example of the rental industry trying to price gouge. We put aside our gut feelings telling us this place was too good to be true and tried to make an appointment to come back and tour a not updated unit. We were given a quote that we were told what expire two days from our visit, but when I tried to make an appointment to come back on the day the quote would expire, I was issued new quotes for the same units, with the same move in dates, yet the price has jumped $100. We also asked via email multiple questions we wanted answered while considering this place as the top contender for our move, but has questions ignored multiple times, despite explicitly asking for them to be answered before we returned.Don’t let the beautiful amenities dupe you: if this is how this place acts before they have you trapped in a lease, imagine how they treat you as a resident.

Lauryn: I moved here in December 2020, and I LOVE 401 Oberlin! The staff go above and beyond to help residents and make them feel at home. Woody does a fantastic job at the maintenance requests. There is almost no wait time after submitting a request and he can fix pretty much anything. Our washer broke right before heading on vacation and what we thought would take days or weeks, Woody fixed in about 30 minutes. All of the staff are very kind and welcoming, especially Tatiana :) She has been a huge help over the last couple years. The facility is nice, and I love the pool in the summers. For the most part, it is a very quiet apartment, and we have never had problems with noisy neighbors. While the rent is pricey and has increased over the last couple years, that is pretty typical for the apartments in the Village District, but the service and facility here makes all the difference.

Michaela Vaporis: Horrible service. I first reached out to this company at the end of Sept after they were recommended to me by Glass Doctors (a wonderful company that unfortunately didn’t have the product to take on a project I wanted). After having a productive conversation with Larry Nida on the phone and via email over two days, Larry said he would get me a quote. This quote never happened. I followed up with him via email three times over the past month plus and once via phone when I spoke with him. Still, no quote or response saying anything at all. Very unprofessional. If a company is doing so well that they don’t need any new business, maybe just say so to begin with and save everyone’s time.
Kemuel González: Do not do business with Binswagner especially if your sales rep is Thomas Strickland. He will not reply or do anything! I got a quote and called to schedule an appointment (that was on June 15th) it took me a week to get Thomas on the phone at first I thought they might just be busy which is fine I understand that but that is not the case. Thomas schedule someone to come out and take measurements (they came on June 28th) . After the measurements were taken the person who came out to measure said that the entrance to our shower would have to be changed to match what we wanted to have installed. That was an inconvenience but we were able to talk to our contractor and get it situated. We were able to get it fixed and they came out to re-measure around mid July. It is now August 16th and I still have not had Thomas reach back out to me I attempted calling the office, his personal number, and even e-mail and they will not answer. The office staff will cover for his incompetence they have told me that people leave early on Friday and that they work from how to call their personal phone which he does not answer. I strongly recommend not to do business with them. All we wanted was glass for our shower not too much to ask for.
