Nenee Mc: My bathroom doors upstairs would not latch and I reported it. It has been a month since I closed on the home. I was told after the fact they came by once, but I was not notified prior they were were coming to have someone be present at the home asI have taken pictures of my yard with sink holes as one of my children stepped down and their foot dropped down in the hole. I reported it and was told it was probably an air pocket in the ground and the yard looks like its washing away. The yard continuously holds water as this was reported in my walk through. Now after closing I have been told the landscape crew is behind 2 weeks before they can come back out.I am missing a window screen on my window and was told they would drop one off. I have yet to receive the window screen and dropping it off for me to to replace is not my job.My garage door would not close and I reported it. No one came out so I had to get someone to come out and fix this after a week of purchasing the home and no assistance with resolving this from the builder.Prior to closing, customers service was good and I was told to let them know of any issues as they arise. Since closing after a month of being here allI have received are broken promises or nothing getting resolved. I am a very patient person, but business is business and I'm not asking of anything less than a new homeowner should receive from the builder to be resolved. This is not my first home buying process but this has really not been the best experience.

Anna Sizemore: We bought our first home from JSJ, and so far we have had a HORRIBLE experience. We currently have a roof leak, because they didn’t put flashing where it was supposed to go, the ten year structure warranty that comes with your home is a complete joke, so is the one year builder warranty. If your floors are coming up, they will claim it’s normal. Our home was built so poorly to name a few more issues- crooked walls, flooring that comes up, staples in carpet, concrete that started coming up the first two weeks, the shingles flying away with the slightest amount of wind, glass, nails and debris left everywhere in the yard. We could not wait for this house to be built, and it has been a horrible first home. We understand that every home will have its issues, however, it’s not even two years old and we started seeing issues within the first six months. I highly recommend staying clear of buying a home through this company. They also will not answer their phone if you try to contact them to simply ask what contractors they used.
Patrick Burt: Renting a home built by them, and while the house itself is beautiful, issues keep popping up.First, one of the garage doors wouldn’t open. When the guy came out to fix it, he was actually the person that installed it, and looked at it and said, “I don’t know what happened because this is not how I installed it.”Second, dishwasher wasn’t draining. Thankfully, I was monitoring the first cycle, otherwise it would’ve flooded. It was an easy fix, but still an inconvenience having to get a plumber out there and coordinate calendars since I work 30 minutes away.Third, about half the lights upstairs didn’t work. Took them five months before they sent someone out. Actually, they sent electricians to the house after 2.5 months, and nobody was alerted that they were going to be there and my wife is home alone, which made her nervous to have a whole team of people show up to look at a few light fixtures when nobody was notified that anybody was coming out, or that anything had even been scheduled. Plus, the lights hadn’t even been delivered.Fourth, a couple times I came outside, and the garage door had just opened on its own. Contacted the builder to have someone come and look at this, because one time it happened while we were asleep. Still haven’t heard from anybody, and that was three weeks ago. Thankfully it hasn’t happen again, but would still love for someone to contact us.And currently, the AC unit isn’t turning on. It’s not the circuits, I already checked that. I haven’t reached out to them yet about getting it fixed, but I’m considering just using my own money to pay somebody to come check because who knows how long it will take them to send someone out.Oh yea, and as I was going to hit submit, I also remembered they left a massive box full of all the appliance trash in the garage when they finished. Not a huge deal, but still an inconvenience and just looked sloppy.Wife and I plan on building our next home, can guarantee we will not be using JSJ.
Jessica Sexton: I would give Zero stars if I could. I bought this home May 14, 2021 and it was fraud from the very beginning. Prior to purchasing the home, I had paid JSJ builders to install screened in porch out of pocket. During the paperwork process they attempted to fraud me by increasing my closing cost (saying that I owed for the screen porch that I already had proof of payment for) for the purpose to increase the selling cost and that would have drastically increased my mortgage (along with other costs) in order to drive the selling price up. THEN, I was locked out of the home due to them not properly changing the locks and gave me the wrong key, there was a retaining pond that was on my property that was not included in the plans, they did not maintain it (it was filthy and infested with mosquitoes), and then took almost a year to fill it in. They did not correct any of the deficiencies my Home Inspector told them about. The septic tank was not properly installed and is leaking affluent throughout my yard and they refuse to fix it. The HVAC was not properly installed and caused my electric bill to significantly increase by over 1K dollars. Studs are not properly aligned in the house, the builders statement last HOA meeting reflected that cared more about completing houses then the safety of the children in the neighborhood when the community complained about the safety of the kids as the workers SPEED through the small neighborhood as well as tear up others' yard.
John Raymond: Avoid this builder!!!! They look good on paper but is practice they are anything but. They will not speak to you at all. They will not address any of your concerns. They simply want to make the sale and move on to the next home. Workmanship is less than average which is a result of them forcing the subs to work fast with no concern for quality in order to get on to the next build.
taylor payne: We bought a home from JSJ one year ago. We didn’t really have any issues at first other than them not leaving us paint as promised. We had 2 water leaks from the upstairs toilet, a sink that the broke, seams that showed through and cracked after a few months, and nail pops. They came and fixed the water issues and it took 2 months for them to get someone to show up to fix the seams and repaint. The painters no showed twice and then didn’t speak any English when they did show up. They would only touch up the spots they fixed, even though the paint didn’t match. They also got paint on $400 worth of our stuff (brand new stroller and car seat and family rocking chair). We asked them over and over for a month to reimburse us for damaged items and we never got a response. We finally got someone to respond and they said the painters wouldn’t cover it. The builder should be responsible for their subs damage, but they don’t care.

Dan O: BEWARE!!!!!! Builder warranty rep has done nothing to address issues identified in initial walkthrough when we purchased the home back in February. I have emailed them with correspondence constantly, gave them plenty of time, and have even been kind enough to remind them. Not one issue I have addressed has been fixed. Unfortunately, after speaking with other jsj customers, I am not the only one that is currently going through this.

I bought a new home from them with the sole intent that I would not have to do any work on it.1 week in I had a water leak in the downstairs ceiling which, to their credit, they did get someone out and eventually discovered it was a plumbing issue.Everything was fine until almost 9 months later when I noticed I started having a leak around the downstairs window. I contacted them right away (late May) and it took until early august to fix the issue on the outside (Bad house wrap job).JSJ never fixed the issue on the inside despite following up with them multiple times over the course of 6 months. Each time I was told "we are way backed up but you are at the top of our list."Looking back I think this was nothing but lip service to make me go away.By the time I started looking at legal action the statute of limitations was too close and no lawyer would touch it.My advice to anyone using this company; if you have an issue and it's not resolved in a month? Secure legal representation then. You only have 1 year from date of notification.

Trips Left: Waited until a month before our home warranty expired, so they could fix everything at one time, and not bug them throughout the year. After putting in a request to get items fixed, initially got the runaround, and now it's nothing but ignored phone calls and emails. Beware. For what the home costs, you'd think they would have at least some level of integrity.

Shelbi McCoy: JSJ is full of empty promises, especially after you close on your house. We’ve been told for 11 months someone would come touch up the outside of the house. Inside fixtures for doors still missing, grading not completed, shower door install incorrectly. I can continue my list, but you get the point. I highly recommend finding another builder.
Carolyn Stewart: They were more than helpful during the planning process. But when it came to actually listening to input about what was NEEDED inside the house for our family specifically they didn't listen at all. It seems like many corners were cut to build our home.Nails are visible through drywall and paint, walls are cracked, caulking was sloppily done and whenever we had any issues it took a lot of hemming and hawing to get someone to come fix it.It's been almost eight years but I'm no less angry about what they did to the home that was built for us.
Kevin Kelley: Great Experience.My wife and I started looking for houses with a pretty decent idea of when we wanted move in. We found a house that had just finished being framed but wasn't scheduled to be completed for 7-8 weeks after our ideal move in date. Our Realtor talked with JSJ and they said that it would be close but they could cut that time in half. We had a few delays towards the end with landscaping due to weather but they made it happen and we closed on time.The thing that impressed us the most was that JSJ's superintendent Lori (she's absolutely awesome!) noticed that the carpenter's centered one side of our built-in cabinets next to the fireplace differently than they did on the opposite side. It was only off by a few inches but once she pointed it out we knew it would have drove us nuts. The kicker of this cabinet issue is that Lori saw it AFTER we closed and assured us that they would fix it. They didn't bandaid it either. They tore out, replaced, and painted the entire cabinet within a few days.There is one other other thing I'd like to mention. I'm not sure where some of these reviews about not honoring their warranty come from. We had a small issue that might have become a bigger problem if it we didn't pay attention to it. We called on a Saturday afternoon and the sub contractor offered to come that evening to take a look. We told him it could wait until the next day seeing he wouldn't have been able to get to our home until after 9pm. He showed up right on time the next morning and stayed for a few hours trying to pinpoint the issue. He couldn't find anything and said he would talk to JSJ. Less than an hour after he left another sub contractor called (remember that this was on a Sunday) asking what time they could come the next day. The problem was resolved after they showed up the following day. We called, they showed up. We wanted to wait a little while to make sure the issue didnt reoccur prior to fixing the drywall and the person that handles JSJ's warranty work called us to check in and personally came to our home to inspect things and make sure it was all being handled.

My buyers enjoyed the thorough final walk thru before their closing day providing them with a detailed orientation of their new home. The builders representative took his time providing every day and answering any and all questions that the new buyers had. Communication with the president and Vice President during the building process was open and easy.

Dan Kauffold: We have been in our new Cates house for a little over 4 years now, so this one is pretty comprehensive. Within the first year we had to have a plumber out to fix a leaking kitchen faucet and reskin the cabinet under the sink, water pressure adjustments, siding not secured properly and coming loose, shingles blown off, more to follow on this issue, closet door and frame replaced because when they reversed the floor plan they didn't alter the door swing, it made the closet unusable, the door blocked closet rods and shelves when open, 13 interior door frames replaced due to sap leaking through the paint. Within the second year, both air handlers for the HVAC had to be replaced, lost more shingles, and the linoleum turns into an air bag every time it is windy. After Florence, we have lost more shingles, not a big surprise. Every time I have contacted Cates in regard to the shingles, they claim wind gusts?!? Even Florence was only rated as a tropical storm...no wind gusts were felt at our house that should have compromised properly installed three tab shingles. They used 3 nails per square on a steep pitched roof while driving the nails directly through the shingle adhesive, but Cates claims the failure was caused by the wind and not their poor installation. I sent a message addressed to the owner, Chris Cates, hoping for some resolution...I have received no response in over 3 weeks. I am not really shocked by this, it speaks to what we have experienced over the last 4 years. The included pictures are of a 4 year old Cates roof. The "wind gusts" caused our issues...the fact that they did not use enough nails, drove them straight through the adhesive, and ran the shingles in a strait line probably have more to do with my roof failure than the winds. But, the home owner is left holding the bill as Cates refuses to stand behind their work. This company is all about the profit and do not care about providing families with a quality house or standing behind their workmanship. Every time I contacted them with an issue, I felt like a lawyer forcing them to do the right thing. Avoid their homes, for you and your families sake...way too much stress and nightmares for what was supposed to be our dream home...Follow up from the owners response below. Today is Friday, Monday will mark 2 weeks since the owner's response. We have not heard a thing from Cates Building as of yet. More lip service with no action. These guys are bad business...Update as of 1 Dec 2018. After my previos followup edit, Cates changed their response to have me contact them. So, I did. The Costumer service manager came out and discussed the issues we still had with our home. All communication indicated that they would work to make good on it as an act of good faith with no cost to me. Well, silly me for thinking that would be how things would happen. So far the plumber came out and replaced 2 screws on the outside water faucet. We received a bill today from the plumber (Vance Johnson) for $125 for 5 minutes on site...that's $1500 an hour...I'd like those kind of wages. My insurance company treated me better that Cates. They saw the issues after Florence and replaced my roof. Though it is a little comical to see the Cates rep get all nervous and ask questions if the insurance company said they would be seeking restitution. Cates knows they are liable for a bad roof! Their business culture is so toxic, they have employees (marketing manager) posting 5 star Google reviews with no comments to inflate their Google star rating. Buyer beware...Cates/Caviness & Cates are toxic....

Brent chisholm: I have had my house for 4 years and I have had a problem with my house every year since then. The contractors that are hired are not very good and after Hurricane Florence the problems got bigger. The roof has to be completely replaced and that's on top of other problems I encountered. They offer a ten year limited warranty but I have had to come out of pocket every year since then.
A Johnston: I have been very pleased with the house Caviness and Cates built for us. Our builder Devin was very responsive to questions we had. Any time he saw us, while the house was bring built and for several months after we moved in, he would stop and make sure we were happy with the house. The workmanship is excellent. We only had minor things to report for our one year warranty. Michael responded promptly and made the process of fixing our minor things painless. I would definitely recommend Caviness and Cates for anyone looking for a builder.
