Brittany: I spoke with Larris last year about hiring his company to manager our home while we relocated. Our conversation went great - he answered all my questions. We proceeded with the onboarding process - completed a questionnaire and scheduled a pre acquisition walk through of our home. At that point we were told Lena would be taking over the next steps to get us set up to rent our home. The day of our walk through appointment someone we had not been told showed up and started walking through the house - unable to answer our questions regarding steps we should or should not do to prepare for renters. She kept saying oh we can send someone out - almost confused as to what we meant. Once we were able to reach Lena in office she confirmed they sent someone who does home inspections for tenants - she apologized and said we would need to reschedule. We went ahead and rescheduled the appointment to a later date - I also sent an email confirming that new appointment. The day of our new appointment - no one showed. I called Lena to ask if they were planning to show up to our scheduled appointment - she had no idea that there was one. I sat on the phone while she questioned and looked through her calendar as to whether or not we had an actual appointment. Once she confirmed on her end - she arrived to our home. Completed the walk through and let me know she would follow up with our comps and a to do list they send out a month prior to us leaving. She failed to do that as well.
Brandon Edwards: Been using them for almost a year, never had a problem. They take care of all the issues, should any arise. We don't hear from them often, which is a good thing (they take care of everything). Receive the rent money monthly. Super easy

ASHLEY ABBOTT: I WAS A TENANT AND THEY MADE SURE ALL MY WORK ORDERS WERE DONE IN A TIMELY FASHION. I LIKED THE OPTION OF DRAFTING MY PAYMENTS RATHER THAN MAILING A CHECK OR MONEY ORDER TOO. Chris Arnold: Building is an empty office. Receptionist claims no one has ever occupied that office. They require too much just to go see a property. They would be terrible to work with as tenants. The house I liked seems nice, but being a hood landlord is more important.
Jennifer England: I used this company for my property management company less then a year ago. This was one of the worst decision of my life. I am very easy to get alone with but my husband and I was in constant disagreement with how they managed our home. They did not keep us informed when we had tenents living in the house. They misinformed us about the price they would charge the tenents. Then finally when we had enough, they aloud us to use a different property management company but made them go to hoops and eventually to court to get the required information about the tenents to take over the lease. Thank goodness I found this other company since and haven't had any issues.

Anna Longo: These people seem to like, not like…money? For a business they sure do seem to avoid doing business. My husband and I tried THREE TIMES to do their little telephonic consult through Zoom. Each time no one ever joined the call. I called their business number THREE times. One time no one answered and I left a message. No one ever got back to me. The second time I called after trying to actual physically go to their office which seems to actually not even exist it’s so confusing when you go into the building. There are no indications for their business once you walk inside. And the lady on the phone took my information after she asked me if I had tried doing the little online thing they set up. I told her, yes ma’am, three times. She said she would have someone call me back. No one ever called back. So after the weekend I called again. Same lady, I explained the situation. She asks for my info AGAIN. I politely give her my name and number (seemed ridiculous to me at this point as I have given the info already 5 times). Then I ask her, “do you need my property address again?” And she sarcastically responds, “yes, ma’am. That would help.” At that point I got annoyed, because they are the ones not doing their job and I have been polite through it all. And then I get the attitude. So I respond with my address and tell her this is the same, exact information I gave YOU on Friday. And she said, “yes, this does look familiar.” I mean, I WOULD HOPE SO! And she also mumbled something about them maybe not accepting any properties. Which honestly, I guess would be okay. But this simply is not how you conduct a business. You need to inform people if that is the case. Not waste their time or give them the run-around. And she told me she would have someone call me back. Lo and behold, no one ever did. I even went as far as to try to contact the owner on Facebook. Nothing. These people come so highly recommended and I don’t get it! How did anyone even get in touch with them!? I don’t typically do reviews like this and I am always a polite person, but this is ridiculous and I really felt people should be warned. I mean, what if I had been a tenant or a potential tenant? This is just not how it’s done, folks. Awful. Nothing about this was professional. And I think I went above and beyond to try and get ahold of them. Not a great sign for anyone that would hire them for their services. Imagine your poor tenants trying to get ahold of them. You’d have a lot of complaints on your hands if this is how they conduct all their business! What a shame.
Sheena Herring: Very poor communication. So glad I have proof that they are not of their word more money hungry if you ask me. The application is $50 per every adult that plans to occupy the property. So there were 4 of us over the age of 18 that paid $50. Which we paid a total of $200. The original email sent to me stated that there was an application period which would end August 10th and a decision on which applicant would get the property would be made the following day. (This is in the email sent from the leasing management team) So I reached out several times starting on the 15th and each time was told a decision would be made on this property the next day. Mind you I never gave my name when I called and they didn’t bother to ask. So I sent an email the 15th no reply. I sent an email the 17th at 10:03am and received a reply at 4:15pm Unfortunately we have went with another applicant. Here is the kicker they are still showing the house and accepting applications. Two of my friends called and ask was the house still available and they were told yes. So let’s say they did a 100 applications that’s $5000 they made off of applications alone and only one family will get to rent the property. Almost 200 people have contacted them about this particular property. If they could get 200 applications that’s an easy $10k in the owners pocket! Highway robbery! Please don’t waste your time renting from Linchpin Property Management. Just horrible. I truly hope this will help someone. Because my family and I just threw away $200.
Maura Hughes: Do not recommend. They were slow to respond (if they ever did). They had very poor communication, rarely responding to us in a timely manner. They did not follow through when requests were made. They gouged us at move out. Find a different management company. Do not rent from them. 100% do not recommend.

Leon Edwards: I would like to thank Larris and the team at Linchpin Property Management for helping me with a landlord tenant issue I had. I was managing my Fayetteville property myself, and the tenant accused me of not fulfilling my duties, and sued me for around $8,000. The tenant also had an attorney. I hired Larris, who is a licensed attorney as we as one of the owners of the property management company, to represent me. In court, Larris represent did a heck of a job, got the charges dismissed, and had the tenant removed from the property so I could get possession. I recommend going with Linchpin if you are looking for a property management company in Fayetteville to manage your property.

Mrs Lena is very knowledgeable about the current rental market in the area. Mrs Lena and Larris are great with communication. Some of the best qualities I really like about them are Quick response time, proactive, well experience, organized and honest. Once they take over my properties, I know they treat my tenant well and do everything to take care of any issues in timely manner. As they say, Happy tenant is good for business. As a real estate broker, Mrs Lena can also help you to find good investment properties in the area. I am so happy that they are my management company.

Lesly Diaz: If I could give this management team zero stars I would. All they ever cared about was getting their money every month and never tried hard enough to make sure my home was well taken care of. They took their fees and never completed their job. Ace Property Management is not to be trusted with your property. Please look elsewhere. I received my property back destroyed, no care from their team or Amy and even had my old fridge that they were supposed to get rid of after I paid them to dispose of it in my garage. Go elsewhere, their business is the worst.

I hired Amy Reynolds of Ace Real Estate & Property Mgmt in May/ June 2022 to manage a property in the Fayetteville area for me. She hardly ever paid on time and would find countless ways to deduct from the rent payment without clarification by labeling the deductions on the payment invoices " general repairs." And the first time that the rent was due, she claimed her business account was hacked and she would need to pay me from her" personal account" to pay me .( As if she was doing me a favor.)She overcharged me for a delivery charge of $125 that was only $75 and created a bogus receipt and sent it to me me via email. So I followed up with the delivery company and they sent a receipt confirming that the price was only $75. ( And sent me the correct receipt.)She also sent a plumber out to fix various repairs without adhering to following the protocol clearly stated in the property management contract of any repairs over $200 she would contact me first. Instead, she sent a plumber out and he charged more than $695 for the work- and she decided to inform me after the work was already in progress. ( And I had to send another plumber out after her guy because my plumber said the job was not finished which cost me another $350. )Needless to say, our contract was terminated but it still bothers me to this very day that a person could be so deceitful and ruthless. She is not a trustworthy person at all. And for anyone looking for a property manager. I wouldn't dare recommend her or her company! NO Stars for this Company!
Natasha Ortiz: If I could give zero stars I would. I lived in the sycamore graygill apartments in fayetteville, nc. They are horrible, rude, and uncaring. First and foremost their maintenance number does not work so you will never get in contact with them. When they do send someone out they are bootleg "fixers". There was an older man living next to me which was filthy. When he moved there were so many roaches. My 1 year old had red swollen bites EVERYWHERE, I had to take him to the doctors and then my infant was also getting bit. Come to find out there was bed bugs. I communicated about the bed bugs they did nothing about it. They basically did not care. Heather told me that I was responsible for the treatment because the landlord did not want to pay for it and if he did he was going to up charge my rent. I had to stay at a hotel paying out of my own pocket because the infestation was so bad. I literally saw 5 bed bugs biting my son in his bed in one night. It was a nightmare. The extermination company contacted me asking when I wanted to schedule the treatment. I asked if i had to pay triple a the lady said yes. I told her I will not be scheduling because i have no money to pay that and the landlord said if he paid for it then he would up charge my rent. The apartment is small, I didn't even have a fridge when I moved in, the walls were yellow dirty because they did not paint, there was paint peeling from the walls, and the apartment was not even cleaned. They are horrible. I do not recommend to anyone. They never answer the phone and the lady in the back office does not bother talking to anyone but has her infant back there when I was signing the lease. Stay away,.

Brown Property Group- Property Management: what do users think?
Alexis Carrington Blake: Brown Property Group may be a good company in favor of home owners but not tenants. When we moved in the home it was dirty and trash was still there. The yard was overgrown as well. We take care of the property as if it’s our own and the best that can offered is raising rent and not taking care of emergencies. The air conditioner isn’t blowing and we alerted them about it and the excuse we got is they couldn’t get in contact with the homeowner for “approval” I have medical issues and so does my autistic 4 year old and overheating can be dangerous for us both. They sent someone to put a window unit in, the house is still hot so we purchased fans. If it’s really bad we will have to leave but we shouldn’t have to do that. I don’t even want to talk about how the owners didn’t want to approve for the garage door to be fixed and we couldn’t use it for weeks. So as far as being in the best interest for tenants, I’m not seeing it. Rent is always on time or early and this was the best my family was offered.

Yejiude Brown: Do not use Brown Property Group, unless you have Application fees to waste and do not mind getting the run around. They accept multiple applications for one home rental and do not communicate or provide updates to you at all. I was told when calling for status of my application to rent a specific home, that it had been rented. I was advised my application could be transferred to another available home, I agreed and never received a follow up call. If you call for an update you get the run around, irritating tone and no return call. Very new to North Carolina and extremely disappointed in the Brown Property Group’s service my family has received. Do not waste your time or money!
Mr Bill: I was working with another property manager and after applying for a rental, 5 days later nothing. They didn't answer phone calls or emails. I was fortunate to find a property managed by Brown. They are a very personable and a tenant focused business. Brown Property outperforms all other property management companies in Fayetteville period!

Due to their negligence to fix the problem I got left with a $1,100 bill. I pay my bills on time, I am a clean and respectful tenant. This was a simple problem that could've been fixed with ease, but due to their incompetence, I pay the price. This is a warning for future tenants, it is in your best interest to fix the maintenance issues then forward the bill to Aaimes property management.

Clearly you've worked so diligently on conjuring up people that either work for you or you work with to increase your reviews which in and of itself, doesn't accurately reflect your business ethics towards those you should be working with such as tenants. The tenants are those that other common people would benefit from reviews. The google docs links that you posted with former tenant personal information was quite egregious, but you do you.Don't bother leaving reviews for this unprofessional business. Just file a complaint with the NC Real Estate Commission and let them settle the issues or find a local attorney. Extremely disappointing to see so many self generated reviews on this page so as to prevent a person from gathering true facts in order to make an informed to decision as to this business. I see the responses from management divulging personal information about tenants or people that have left a less then stellar review which is also disappointing and unprofessional. You can't speak on these issues with management since their superior attitude is offensive and aggressive, so you choose to remain silent. They clearly don't know the law of defamation and we have Constitutional rights to voice our concerns on this page. They can then claim they don't know the person leaving the review with their pre-written statement of falsity. The fees they charge on move-out are specifically to make them money and the tenants suffer with out of pocket expenses simply because they rent. Absolutely disgusting behaviors.
Diane Buccos: We applied for a rental home. We read over the pet requirements, but were told our application would not be processed due to having pit-mixed dogs. Their website mentioned a 2 pet limit, and age restrictions for pets, but never mentioned breed restrictions of any kind. Even though we were told our application would not be processed, we were charged $120 for our application fee.

It never hurts to be nice. Life is too short to feel superior to another.I remember we had requested for the broken gates to be fixed rather we were bullied and the house was put up for sale.I enjoyed living in the home but never enjoyed dealing with the Cornerstone Staff. They treat tenants like they mean nothing.Thankful for the time we spent at the house and how we patiently did not allow any of their nuances to upset us because God eventually helped us get our own home.
Olivia Colley: If you decide to rent with cornerstone make sure you are as detailed as you can be on your move in check list. Every little thing should be noted and pictures taken because with my experience they will use it against you. I wouldn't hang anything either since the tenant is responsible for painting which is ridiculous. They charged me 850$ to paint and it was by the owners personal friend. When I asked for a receipt of the painting they provided me a screenshot of a txt message.I had an issue with the disposal and it was stated in the check list that it was "loud and clanky" but I guess they didn't care until it stopped working and we got billed for a plumber to come fix it for 100$. Outrageous. Also make sure you get anything and everything in writing. It will help in the long run. The "move out clean" also needs to be very specific or they will charge for a full clean again. I had my home cleaned and even gave them a receipt and they still charged me 250$ for a clean because the stove and the cabinets weren't cleaned enough for them. They also charged for drip pans for the stove which is normal wear and tear and the lease clearly states that the tenant isn't responsible for normal wear and tear but charged me anyways and told me it was non negotiable. Poor costumer service and when you try to pay them it seems like the Head Manager is never there to do her job. Horrible experience and it's just sad they do anything they can to take your deposit

I called when the house was put on the market was told to go ahead and fill out the application which I did well I went in to pay the application fee and it was you have to fill the form out why when I did it online then I tried to add my fiancé I had to fill out another which was fine a red flag was when she said to me well a man came and put his application in on the house as well umm ok and then it was well the man who owns the house is very picky about credit and who he rents too they took my money never ran my credit because I never received an alert which I have credit monitoring set up I called about the other proof of income to show how much I bring in and was told if she needs it she will call and have yet to receive a call stating hey we went with someone else I pretty sure they had their mind made up when they saw me and wasted my time
rickasia sparks: If I could leave no stars I would! I have placed multiple work orders since I been Living in my home since December, when they send somebody out only one thing gets fixed. The last work order I put in was also multiple but the only thing that was acknowledged was my disposal because my sink was backed up, the Plummer comes and finds a tiny little stem and charges $100. I received a letter in the mail stating I had to pay $100 for the Plummer, I made it very clear when I put the work order in I do not put ANYTHING in the disposal beside hot water & bleach. I don’t understand how they have the Audacity to charge me for something I did not do and to top it off they don’t wanna fix nothing in my home. Also, Gabbi the property manager is the rudest thing ever she has horrible customer service and she has no patience to speak to her tenants I was made aware of her before I even moved in, but she is horrible and has a nasty attitude. If I could break my lease today I would !

Y Med: We used cornerstone as our property manager for our home for almost 3 years and they were easy to work with and always friendly and available to handle any concerns we had. Gabbi was always so friendly and helpful. The process of having them manage the property was practically seamless. Then after 3 years of renting our property, we used them to sell our home and the team was great. Our home sold for more than it was listed and even though selling a home is stressful, Colee and Holli were always available to assist and make it easy for us to complete the sale. I would definitely recommend Cornerstone to anyone looking to manage a property or sell a home!

Charmaine Johnson: Isbella and the other staff lady is very rude and difficult to deal with. I’m late on my rent but it has been paid but it’s hard to communicate with them without them talking down on you. I would feel more comfortable talking to them about issues that arise if I didn’t get belittled and talked to like I’m not valued for living in the same place for 3 years.. I’m an autistic adult social interactions are already hard for me and dealing with them gives me nothing but anxiety so I keep all communications via email. The condition here can be a lot better. Nelly Bee: Started out nice, but showed their true colors. I was told that my rental history wasn't favorable and I understood that part. However, when you lie and say you can do the rental agreement in my husband's name and I send you all the information you asked for, only for you to still deny our applications. Mind you, I explained my husband and I worked together and our money is together in our business you acted like you weren't used to that. We make well over 3x the $1800 a month rent. Isabella didn't even have the audacity to call back, she just emailed saying the same reason she had stated the day before why she couldn't rent to us. No need to waste peoples time or money if you already made your pre judgment of someone the day before. However, I want to thank you, because we found a better home in a better school district and neighborhood. (Gates Four)So everyone beware of these people. A/C being out at a property over the weekend with 90+ heat because" the warranty company (that couldnt properly fix the unit last month) cant come out till monday". And then the company cant work on the unit till payment is made directly to them. So either payment is made by tenant and taken off rent or tenant has to go pick a check up from management company. Poor way to do business all the way around. This hasnt been the first time problems havent been addressed in a timely manner. A "Property Management" company should be better equipped to "manage" situations when they arise.
Glenn McNorial: BEWARE...BEWARE....BEWARE!!!!!In accordance with the Residential Rental Contrat Paragraph 28 (c): Tenant is responsible for the up keep on all electronics left at the home for the Theater room and thru out the house. They are also responsible to maintain the furniture in the Theater room.1. They did not address the broken chair in the my theater room that was caused by the tenants.2. There were photos taken by Regency during our walk thru of my returning to my home that clearly showed a landscape light broken. This clearly occurred before that date. They did not address.3. There were photos taken by Regency during our walk thru of my returning to my home that cleary showed an area in the Theater room with incomplete patch work on the wall that was not there in the photos taken by Regency when we initially vacated the home and left them as our property manager that they did not address.4. There was a grill that was left as part of the contract that was taken by the tenants and later returned damaged. The tenants stated that it was gifted to them. I stated that I did not gift it to anyone. The company I hired, Regency, took the word of the tenant and refused toi look after our interest and enforce contractual obligations.5. The carpet in our master bedroom had a large bleach stain that they did not address. This was obviously not "fair wear and tear".6. There was an 8 inch crack that went clear through the granite kitchen island that did not hold the tenants accountable for.Although Regency had a contractual obligation to seek restitution for these damages thru legal means if necessary as a part of the services that they stipulated that their company would provide, they have refused to do so. I believe that by not doing so demonstrates a breach of contract.There was a great deal of damage to my home and my belief is that all the money left as a deposit was used and Regency did not want to pursue thru the courts. I am concerned that they have placed the previous tenants in a different home and are fearful of offending their "gravy train".In my opinion, Dana Faircloth is not to be trusted. She has refused to return telephone calls or email. This is a cautionary tale. She will smile in your face and talk nice but this company is not to be trusted!Save yourself a ton of grief, and, money. Stay away from this conpany!
Aleisha Rich: Horrible service, took forever to tell us about issues wrong with our house while we were stationed across the country. Had cabinets, furniture, AC unit and copper stolen from our house, walls and fridge were painted and they acted like it wasn't their fault and did nothing about it, but we had to pay them monthly!! All was fixed and replaced by us....so what was the point in having them?! Who was watching and managing our property? We were passed around to about 5 different managers and none of them updated the next on anything. Worst property management company we've delt with! You are absolutely lying, tonya knew about everything that was stolen from our house, she set up everything for the AC to be replaced, a month late and NO we did not get any move out inspection photos! The fridge was painted 2 years back and was already replaced by us so of course it wouldn't be in the move out inspection! We talked to multiple tenants that were in and out of our house and they informed us how many times they had to ask tonya and others to communicate issues to us that we were never told about until months later! Yes I called Tonya recently to tell her about cabinets stolen from 3 rooms and the keys, she said she would send pictures of before and after and I haven't heard anything back! YOU ARE A LIAR!!! The work of the contractor has nothing to do with the poor management we received, so don't make excuses!

Shaun Bopp: This company is a poor excuse for a “great” rental company. The laziness is unreal too. They don’t fix stuff like it should be.... FIXING it right, the first time! The same thing has been leaking on and off for OVER A YEAR in my house. Ruining my carpets and my belongs and they don’t care. The company fails to properly get things fix, so they won’t have anymore situations. I don’t even know where to begin, this is over my 4th leak in a year! (2 months ago) They sent 1-800 Plumber out to my unit, AFTER IT HAD BEEN LEAKING FOR 4 DAYS... because it’s been on and off, it wasn’t leaking anymore and they “couldn’t find the leak”.DIdnt even go to their upstairs unit to look. Oh look, 2 months later, it’s leaking again and it’s not even the pipes in the walls. It’s pretty sad that MY COMPANY PLUMBER ACTUALLY FIGURED OUT WHERE THEIR LEAK WAS COMING FROM, which definitely isn’t his job to do or fix! I wouldn’t ever think about renting from this company because their maintenance is horrible, and I suggest you shouldn’t either!

My wife and I lived at Fort Bragg for more than 11 and have been tenants or property owners for all but 18 months of that time. Perry's was our property manager for 3 years and in that time they never called for an issue without several different solutions. They always made sure to resolve the tenants issues quickly especially with serious mechanical issues. One of the best things that Peery does is personally interview each property owner as they come into the business and each prospective tenant. He is thorough and found us a great tenants.We sold our property when we PCS'd across the country and Anthony helped us to stage and sell the house quickly. From the time the tenant moved out until the house was closed was less than 60 days. During that time Anthony took care of everything from slight renovations and cleaning to pictures and coordination with the lawyer.If we return to Fayetteville or get back into property ownership in the area, there is no other team that we would want to partner with.
Patricia Bly: 6506 delliert ct is the address Well let's start with the house was infested with termites and they still have not come out here and done anything done anything about it there's black mold growing in the bathroom shower they still haven't been out here to treat that the sink in the master bathroom is rotten they haven't replaced it the the carpet in all the rooms are dry rotted they still have to come out here and take care of that the front door around the frame is got a gaping space they have not fixed there are so many things in this house that has not been attended to but yet they're getting their money every month .The owner and all who work for him need to be fired. Do not rent from the crooked rental property they not worth your good hard earned money.

BrambleNC BrambleNC: I am the contractor for the windows, that the tenant "Mr Meeks" is referring to in his review.The statement concerning the owner "not having the proper payment to finish paying the company" is completely false. Windows have to be ordered, and take an extended amount of time to arrive. The door openings had to be framed and boarded before the windows could be ordered, to ensure a good fit. This was all explained to the tenant and he had absolutely no problem with it, as everything was buttoned up tight while we waited. The owner also replaced several huge sections of handrails with vinyl railings at the front and rear of the house with the same tenant occupying the home to ensure the porches were safe. Hollis Peery and his staff have always been friendly and professional. I recommend them to anyone that needs property management.
Kai Meeks: My husband and I rented a house owned by Hollis Perry, we had a TERRIBLE experience. While signing our lease Hollis promised to fix the many issues that the house had before we moved in. He never did. For months while I was pregnant we had to deal with a broken pipe that created an insane amount of mold all through the main living room ceiling, which was toxic for all of us breathing in, including my unborn baby. The leak from the pipe also created an awful smell in the carpet and stained it. He also switched out the doors for windows, and didn’t have the proper payment to finish paying the company, so for 2 months we had boarded up windows, which did not only create a safety hazard, but created an infestation of bugs coming through into our home. The master bedrooms shower remained broken the entire 2 years, despite our numerous complaints, so we were unable to use our second bathroom. The fence outside was never fixed, so we had to deal with the neighbors dog constantly coming into our yard and being aggressive. Those are just a few of the issues we had. He may be a great company to sub rent from, however DO NOT RENT HOLLIS PERRYS PERSONAL RENTALS UNLESS YOU WANT AN AWFUL EXPERIENCE. He is money hungry and does not care about his tenants.
