She did the bare minimum and disqualified my boyfriend and I from a townhome rental well within our price range and salaries. We both have good/excellent credit and no pets or kids to boot.My boyfriend and I were the first to apply but she pushed through a different application for no reason that I can think of other than laziness. She was vague and never clearly answered our questions. She avoided us and never returned our calls.She even claimed my current leasing office said I didn't give my 60 day notice and had outstanding or late payments? Not even close to the truth. I have NEVER missed a rent payment or been late with payments. I gave more than 60 days notice, I gave 4 months notice. I had to call Dena and force her to speak to my leasing office to clear my name.Clearly she never spoke to anyone in my leasing office.The last interaction we had with Dena she informed us we didn't fit a "formula". We were disqualified?I'm convinced my application was never sent to the homeowner/landlord who hired this company. They pretty much took our application money and ran. She never returned our calls to follow up.Avoid this property management company.On the bright side a really nice guy named Mark answers the phone. He's as helpful as he can be. Give that guy a raise if he has to work with Dena and still remains so cheerful.

Key Lynn: I rented the property 7936 Dukes Dynasty Dr from Victory Property Management for 15 months and it was the worse rental experience I have ever dealt with. My landlord, more like a SLUMlord had my roomate and I live in our home for 3 months in the middle of summer with no A/C. We put in multiple work orders through Victory just for them to tell us they had no control as the owner chose the option to fix the air himself. We received an email in January stating our lease would not be renewed due to the owner letting family move into the home. To our surprise, the house was relisted on Zillow for rent the month before our lease ended at a rate $300 higher than what we were currently paying. The last kicker, upon move out, they kept our entire security deposit due to "damages". When we requested pictures and receipts of repairs of the damages occurred, we were given a couple of invoices that appeared to have been made quickly possibly on Microsoft Word. This is the worse company I have ever rented from along with their staff, I've had personal interaction with Carlos, an account manager, who seems to have no clue of his job responsibilities or happenings with tenants. Kristen, an account manager, she was probably the best part of the company I've experienced and I never met her in person. Lastly the general manager Alisha, when the issues at hand were brought to her attention she did not offer a bit of help. I would save myself the headache and stay FAR away from this company and rent from another source.

Cat has also been extremely responsive whenever we've reached out to her and made the viewing, application, and move in process simple. Looking forward to continuing to work with them!-Update: Cat has continued to be fantastic this whole year. Communication has continued to be smooth and when we had a leak coming from one toilet, Cat worked with us quickly and had a plumber out the next day. Trying to stay with Victory if they have a property coming up for my next lease!

Elizabeth Wolfe: I was moving from out of state and was only able to look at properties on the weekends and only had a month to move. I was in my 3rd weekend of searching. I was not having any luck because by the time I could see properties the good ones would be gone. So when I seen the victory property townhouse which was listed as a 3 bedroom I decided to just apply and go for it. Amber did ask me if I wanted to wait to look at the property personally but at the same tone kept saying there are several people scheduled to look at the property. Every time I communicated with Amber she never failed to mention how many people applied and were in line for the property. I signed the lease, my boyfriend did NOT, I sent in 1st and last month rent and hold fee. The weekend we went to move in we did a walk through and the 3rd bedroom was in the basement which was small a queen bed and dresser would not have fit plus it had a door which led out to the back of the property, not good for a teenager. When spoke to Amber she did say it really is considered an office, not a third bedroom. We decided to decline the property. They did give back 1st and last months rent a couple of days later. Amber mentioned they would keep the hold fee until someone moved in which said wouldn’t take long because there were so many people who applied anyway. When picking up the check from Ralph he was rude and very unprofessional! He thought I was there to apply and I mentioned I was there to pick up the check. He said the person he was waiting on was weird anyway. He yelled, cussed and slammed the door in my face when I mentioned there shouldn’t be any reason why the hold fee would be prorated. Needless to say, after 2 weeks I got a little over $900 back out of $1700. I never been so disrespected in my life from anyone who is supposed to be professional and for him to talk about other potential clients made me realize I was glad I didn’t go with this company. No other place I dealt with in NC required a hold fee and I never heard of it until I ran into this business.

They also quickly find new vetted tenants to keep the vacancy to a minimum.

This helps increase lease renewal rates which is great.
Henry Ricca: Pamela Madigan was a pleasure to work with. I contacted her for full-service management of my rental property in Raleigh. I ended up finding a tenant who I was comfortable managing myself so I didn't end up contracting Oak City Properties for management services, but my communications with Pamela were timely and helpful. She went above and beyond to get my property listed on a weekend and even answered phone calls and emails on weekends. If I need a property management service in the future, I will contact Pamela again!
Mario M: If I could give it zero stars I would. Probably the worst company I’ve ever rented from. I’ve reported maintenance issues multiple times about various different things. The company always drags their feet to fix things. Last winter my heating stopped working and it took them three weeks to fix it. I’ve had an issue with my water for weeks now and no one has come out to help. They will text you weeks later to ask if the issue has been taken care of as if the people they send out doesn’t report back to them. Avoid renting from these people if you want to avoid yourself headaches.

Lacy Management: what do users think?
Sonia McGill: The home was very clean and had beautiful fixtures and flooring.
MAP: I recently moved out of one of the Lacy management rental properties and, unfortunately, had a negative experience with the move-out process. Despite leaving the place in a clean and tidy condition, I was charged for damages that were pre-existing or caused by other tenants. This was extremely unfair, especially considering the fact that I was charged over $300 for scuff marks and a few spots. As a good tenant who always paid rent on time, I was disappointed to be treated so unfairly. While the company has a good team, their treatment of tenants during the move-out process is concerning. Additionally, it took three months for my move-in requests to be resolved, which is unacceptable. And I see similar concerns and reviews from other tenets. Overall, I cannot recommend this company.

Garrett Smith: There's a reason landlords are rating high, and tenants that've moved out have rated it low. Certified scammers. When moving in we asked if the house was going to get repainted as there were quite a few scuffs, etc. They said no, and it wasn't a huge deal. They filled out their own move in inspection, which we didn't pay much attention to, but they marked every single thing as good. After moving out they're billing us around 5k in repairs for a house we left in good condition. The move out report shows every wall in the house as dirty/scuffed. We didn't even use two of the rooms in the house. They documented things on the move out report that we have to pay for, that are evident in the move in pics. They're using us as a way to get to repaint the whole house for free and there's nothing we can do about it. It's simply "pay or get sent to collections". I'd stay far away if you're a prospective tenant.

Previous property management services couldn’t put the house on rent for almost 4 months but when Satya came in, he was highly professional and data driven because of which we were able to rent the house in 1 week. If you are looking for a great property management services in North Carolina then I highly recommend Satya and his team.
Nicholas Roch: Natalie from Lacy Management was phenomenal. My wife unexpectedly got an opportunity for a new job outside of Raleigh NC. We happened to be in Raleigh for the weekend and we decided last minute to check out some available rentals on Zillow. We found a property we liked at 1pm on Saturday and sent a request to tour a Lacy Management run property ( with little expectation to be able to tour the property on such short notice). Much to our pleasant surprise, Natalie responded and we were able to tour the property within 2 hours of our initial request. The rental was exactly as it appeared on the Zillow posting. Sunday, my wife and I proceeded with a rental application and by Monday our rental was approved. Throughout the entire process Natalie was quick to respond to my questions and provided consistent updates throughout the application process. My wife and I are very grateful of the support and are excited to complete our move to NC

Beth Harter: Shawn and Kyle have both been wonderful to work with.However, recently, they joined up with Popular Homes, and Popular Homes has been a nightmare to work with. I attempted to reach Kyle, and there was someone on the phone who did not speak English well, and it had three attempts before they understood. Another time, the receptionist wanted to ask so many questions reguard the reason for my call. It was ridiculous 🙄. I am a busy Nurse Practitioner Practice and I don't have time to answer 20 questions when I leave a message. Another time, I attempted to call, and I was notified i was 1 in line to have my call answered. I held on for over 30 minutes only to be told they didn't have anyone to take my call and hung up on me. Iive in Hawaii - we are 6 hours behind you, and it is hard to connect due to the time difference.If I were rating Popular Home, they would be a negative 10. If I didn't already know Rent Safe, I would be tempted to cancel our property management contract by the treatment I have experienced by Popular Homes.
Kirstin Brown: We have only lived in our RentSafe property for a little over a month, but just in this short time, Tori has gone above and beyond many times to make sure that we love where we live. Gie has also been very helpful and always quickly responds to my emails. Our property has had some issues that required maintenance and we even needed our entire refrigerator replaced, but Tori worked tirelessly to find us a replacement refrigerator and provided me with prompt and relevant updates about her progress with replacing the fridge. Eventually she ordered us a brand new one from Best Buy, which we are very thankful for. Yes, the property did have some issues when we moved in, but honestly that is to be expected with rental properties and we are very satisfied with all of the solutions that RentSafe has provided so far. RentSafe responds to and schedules maintenance requests in a very timely manner and they even follow up after the work is done to make sure that we are satisfied with the solution. The vendors that they send out to fix/inspect issues are always very friendly and helpful too. We are happy with RentSafe so far and I feel thankful to have a property management company that cares about making sure that tenants are happy in their homes.

Kimble Breazell: My husband and I relocated out of state. He, against my better judgment decided to use Kyle F. as our property manager. We explained we wanted our property rented within the month. He assured us it would be; due to his lack of professionalism and laziness he did nothing but take the many applications fees. Why rent out the home or conduct any real work and I can live off of application fees. He never returns calls or emails timely. We noticed from one of our analytics he sent on the home that someone who viewed the home said “ beautiful house but there was dead bugs in the entrance way from being empty. We asked Kyle to check on the house and conduct any cleaning that needs to be done since it sat for 2 months. He claimed he went to tidy it up. No, he had no idea we were coming back in town to check our property the very next day. The home had grass 4 ft tall, it was a mess. Those same dead bugs were still there, plus we had an HOA complaint about the disastrous landscaping.Of course we fired him, please don’t waste your time and energy on this so called property management scam. Bad thing is we have to pay him 500.00 to get out of this scam. Learn from our mistake

The owner seems to resort to others on here being a scam to hide their lack of professionalism and not owning up to their faults.I paid an app fee to this company, I passed their credit check, I passed their background check, I passed their previous landlord check, and I passed their income requirements ——notice this word. But they gave me a denial letter “stating lack of insufficient income” and when I try to fight it they’re requesting more information.I’m a self employed single mother of two who works very hard for what she has and wants. I make more than enough and am well off.I supplied them with my previous tax returns, bank statements (I’m a schedule C so I showed them what I pull in every month) I gave them three months worth of statements. The property manager(Donna) came back stating I spent more than I brought in which is false, she didn’t account for the previous months balance than carried over which I tried to explain )only through email she never picked up the phone or returned my calls and she didn’t acknowledge. I finally had my accountant put me on payroll for the month of August run off cycle payrolls to show what I make and she came back requesting paystubs for May-July!They only want to communicate through email, Donna, I tried reaching her on the phone to explain my one portion of the bank statements and she never called me back they were always “out” of the office. Her son Kyle(the son)took over and he was as helpful as a stick.He stated he would get back to me by the end of the day with a decision- he never did. The next day it took me telling them I want my app fee back and then I got a response.I passed every bullet point on their application requirements and they wasted my time, wasted my energy. I drove a total of three hours to see the house I was applying for after I knew I passed everything and just waiting on them to confirm my bank statements(thought I had it in the bag based on their website requirements) that was the last step and they denied me for unjust reasoning. If on their website a requirement was a two income house hold I wouldn’t have wasted my energy. But, that’s discrimination.Between the communication and discrimination this company was horrible to deal with. The only good part was their receptionist Tori (who seems to be the daughter in law)who I feel bad for because she has to answer all the callers and answer to disgruntled clients about the poor management of the others. She was very pleasant to speak with each time.I’d still advise to steer clear.The quickest response I did get from them was the request from my money back. Raises red flags right there if I didn’t pass their requirements why give me back my “non-refundable” app fee?I applied with a different company and got approved the same day. STEER CLEAR!

They worked happily, as they were very pleasant to be around while they assisted one another through the process.The icing on the cake! Was the swiffering of my wood-like flooring as they were exiting the front door.I said; "thank you for a wonderful job as the carpets look just like new and couldI please have some business cards to give to those I refer your company too?"They gave me what they had and said; "have a nice day" as they drove away!Call them you will be over the moon happy that you did!Oh and they also do upholstery, tile & grout cleaning too!

Jerry McGrath: We had a showing booked with TradeMark residential in Cary this week. We confirmed our afternoon appointment with them in the morning. When we arrived, we waited. No one showed up. I called the office and was told by Deborah that she thought the property had already been rented, but she would call her assistant to reach out to us. He finally called after I made a second call to the office. I don't want to assume anything, but his demeanor on the phone was, quite frankly, alarming. So much so, that after our interaction I called Deborah at the office back to let her know that something may be seriously wrong with him and maybe she should do a wellness check. Through slurred speech and a lot of incoherent mumbling, I WAS eventually able to get a 4-digit keybox code out of him so that we could let ourselves in for a self-guided tour. The property could have been absolutely beautiful - if they had bothered to throw a coat of paint on the walls, or pick the used rolls of toilet paper off of the ground, or remove the HUGE masses of hair that were somehow glued to the shower walls (seriously - large clumps of human hair that looked like they had been ripped out of someone's head and stuck to the walls - like a scene out of The Grudge). Also, the power was not turned on in the property (we checked the breakers), so we had to use our phone flashlights to see some parts of the house. When I called the office back to tell Deborah that the place was locked up and that she should probably check on her assistant, I told her all of this. She was completely unapologetic and seemed totally annoyed by my phone calls. The most unprofessional interaction I've had in a LONG time. We've put TradeMark Residential on our "avoid at all costs" list so we don't end up accidentally renting one of their properties in the future. If this is what the showing experience was like, I cannot imagine what a nightmare it would be living in one of their properties and trying to get any kind of maintenance or service done.
Priyesha Jain: Contacted them for one of the rental listing on Zillow and I don’t have a word to describe their management company. I saw this house before I rented one across the street because of their amazing responsiveness. After viewing the house we had few questions and the number provided by the company is Google subscriber phone number so whenever we called there was no response and had to wait for them to call. We had some questions after viewing the house and the assistant told that we can email her and she’ll get back after asking the property manager which ofcourse she didn’t until now. Have the courtesy to reply atleast and not ghost out. Thankfully we didn’t go through them. Read the negative reviews they stand out to be true about them. Save yourself time and effort.
