Britt: I don’t think this complex have EVER been pressure washed I really think y’all should consider pressure washing the community tht should be a given. The hall ways is FiLTHY , trash , pads, tampon paper , dust lent , as a community we are suppose to take care of the trash but as a community complex you guys should pressure wash the walls it’s black stuff all on the walls in hallways and the steps are filthy . Inside the apartments are nice. But the outside please consider on doing so . Honestly how do y’all feel walking a new potential residents and see the filth on the stairs .
Monerville Jones: So our A/C unit had to be completely replaced. And after 4 days of the sub contractor not being able to complete the install, our maintenance Supervisor did some troubleshooting and we are all ready for the summer heat. I would like to thank the management staff for staying on top of this issue. And a very special thanks to Courtney our maintenance Supervisor for his diligence and determination for us to have a fully functional A/C unit.

Larry K: Let me start by saying I was referred to Cole Apartments by a Current Tenant who described us all the things they do to engage their community and give back including scavenger hunts and free events for the children. I had high expectations upon hearing all the good things about the staff here. Once I contacted them I spoke with Kelsey, originally she processed my wife and I's application the same day. We were so excited to hear back from Tia not even 2 days later. Nicole showed us through our soon to be apartment and 2 days later welcomed us with a gift bag and kind words of appreciation into their community, My wife loved the gift bag. I waited some time to give an honest review. Everytime I've had a maintenance issue which was only twice they saw to it immediately, once was even an appliance and i received a brand new appliance out the box from manufacturer with promotional items inside!! This process couldnt have been any easier 5 stars for organization, 5 stars for customer service, and they also LOVE pets. If your in the market for a new home stop here because you've found it!! This community is a family

Allison: it’s an okay place to live if you don’t mind showering in cold water because the hot water only last ten minutes. I also had my package stolen once here and they just told me to buy a camera. the gate also never works. got locked out of my apartment during closed hours once so i called the emergency maintenance line and they told me they couldn’t open the door for me even though i had a copy of my lease and my ID with me to prove it was my apartment and even though they are the maintenance strictly for this neighborhood so they should be able to see that info as well. They just told me i had to call a locksmith and have them come break the lock which i’m sure they’re going to charge me for before i leave.

Leanne Marie: The rent went up 1k since Iv been there. There were never any parking spaces. Always came home and had to look at the nasty garbage dumpsters that were always overfilled, high noise level, people operating business within the complex, Crime, trash in the hallways, gate was always broken, to many fees, management changed about 4 times

Mary Foster: Pool never opens on time and appliances should’ve been upgraded many years ago! Every year I’ve lived year (3 years), there is always a maintenance delay to open the pool. Doesn’t open until mid June! Refrigerator is way too small for a family, stove elements go out, and dishwasher requires two cycles. WAY TOO EXPENSIVE for what you deal with. BTW: You take care of your own pest control.
Briana: It’s one thing when inflated rent increases are disguised as promo discounts when it’s time to renew the lease, just for the price to be cheaper when the actual lease is up. But now you can’t even get a park near your building. $25 dollars for monthly parking yet non tenants are taking up the parking spots. I have to park behind my building most nights. We’ve even had to park outside the gate before. It’s ridiculous fr and unsafe!

When the complex was managed by Grubb Properties there were no issues.I recently checked my credit report to see that JRK Holdings reported me to collection agency for a bill that was paid in FULL. Management needs to throughly review account ledgers prior to sending inaccurate information to credit bureaus!!!!

I have stayed here for almost two years rent has went up every year atleast 100 dollars. I have been told for the lease we would get a upgraded sink still nothing. I have stuff still broken from when we first moved in. They don’t care neither do I. The staff is rude we’ll the one I always encounter with.I have mold in my apartment of course they try to say it’s my fault but the mold is growing in the wall they do not wanna admit it. It damaged my dresser and they did not replace it neither do they care to replace it. Then said I would be responsible to get it cleaned for $700 something dollars. I think not.The trash get dumped maybe once every three weeks, the apartments cost this much need to be upgraded been saying it for 2 years now and still nothing upgraded. Last parking good luck if you paying 1800 for rent and have to walk 2 miles just to get home because parking is full and you gotta park down the street.Please let this be your last option. Believe me when my lease is up we are out of here never again‼️‼️‼️
The Cruz Ship: I don’t know what all the fuss is about, it’s a pretty great place to live. I mean if you follow the rules listed in the lease and don’t destroy the place that you’re renting (which I should state that it’s not yours to begin with) then you’ll do just fine here. The amenities are there if you need/want them, the staff is very helpful and nice. It’s just an overall nice gated community. Yeah sure some bad things happen but there’s bad everywhere no matter where you go.I’d recommend checking out a place here if you’re looking.

Any conversations should be recorded or get in writing and signed because they will tell you one thing and change it to best suit them. They do not have the renter in their best interest. Once you sign your lease their customer service goes out the window. Be aware! Victoria and Maya are not your friends they will lie directly to your face over and over then change what they say. And Victoria is supposed to be part management. Do not rent from here!

It was only thanks to fayetteville police that anything was done.The gate was broken the majority of my stay (1.5 years).My dryer did not work my entire stay. I was charged $40 a month yet nothing was done about it until I had 2 weeks left on my lease. I reported this the first week I moved in but they insisted that it worked, but it did not.. once it was fixed, my electric bill went down $80.They’re rude overall.Apartments are nice. Id stay again with different staff.
S.L. Walker: I have mixed feelings about The Enclave. The staff are great hard working professional people. The staff are not the problem - whenever I submit a work order, it is completed in less than 24 hrs by hard-working Victor. The issue is the change-over to new ownership from Grubb to JRK. JRK has not focused any attention on renovations to ensure a proper the tenants' quality of life and ensuring the deterioration of the former luxury apartments is brought back up to standard. The gym is OLD and unusable - e.g. the recumbent bike isn't plugged in and not even located near an outlet. I guess the "gym" is a virtual reality model to demonstrate what a gym "could look like". The grounds need attention and improvement - the back area where I live has no grass and is a mud pit. The inside of the apartments are big and have ample space but the appliances desperately need to be replaced and upgraded in order to really be even close to their advertisement as "luxury". The paint on the cabinets is awful - has a sticky feel to it. The new company owners, JRK, needs to come through and put some money where it counts .
Shannon Dulles: If I could give less for this complex I would. The previous staff of the leasing office was great. They would host events and were very nice. You could tell that everyone working there seemed like family. All of them are gone now with the exception of Victor the maintenance man that has ALWAYS been amazing and taken care of everyone. He is really the only reason I still live here and deserves a raise. These new women in the office have the worst attitudes and one of them is never dressed appropriately for work. It's very provocative and distasteful. The parking here is terrible. You can't have guests park outside of your building unless you have a guest pass which they never have. You have to have your guest park at the leasing office or on the curb. They will tow your car and it will be $275 cash only about 30 mins away. I thought my car was towed again MISTAKENLY (got to the towing place to find that they overlooked my parking pass) even though I live here and come to find out it was stolen this time. The police attempted to get security footage but the cameras that are all throughout the neighborhood do not work. The gates have not been working for the last 6-8 months. The area where you can do laundry and work out does not require key access even tho it says it does. This is the most unsafe area to live in that claims to be safe. Cars are constantly broken into and stolen and they do nothing about it. Considering the number of break-ins and theft that has taken place within this neighborhood, not one time have they sent an email alerting anyone just so they can be aware.. They come to work to bs all-day, harass you about every single thing that you do while they have a broken gate that is welcoming criminals into our community to rob us every other night. I walked outside last weekend to see my neighbors car and they busted out his glass. It's scary living here. You call and complain and they don't care. Do NOT live here. You will hate it. Worst decision I have ever made living here for my kid and I.

This is the WORST apartment complex in Fayetteville and you can find very nice apartments with great management in the city. After I moved out from my apartment and without sending me ANY notice, they reported to a collection company that I have to pay them some money. I had cleaned my apartment completely and had payed all the bills and there was no reason for them to charge me anything let alone reporting to a collection company that will ruin your credit history. PLEASE be aware of what they are doing and look for other apartments with respectful and caring management. THis is absolutely THE WORST PLACE EVER!!

Finally the maintenance man called almost an hour later to say he was told they can't assist no issues at night and it's 30 degrees outside. I had to find some where else to go due to the smoke and I was coughing real bad.
LaKisha Cole: I loved my apartment at the Enclave. Loved everything about it. I had to move because of a deployment but I will 100% come back if they will have me. The only reason I didn't give 5 stars is because if the bugs and birds. The front desk staff and maintenance were really responsive though.

Madelyn Arciniega: I didn’t think any apartment complex can be as accommodating and caring as this place. The management and maintenance team are like no other. Especially Steve, he’s been the biggest help to ensure my move in process was as smooth as it can be. Any questions I had, he always had an answer. Checked in on me and my move in when he didn’t have to. If I ever put in a request for maintenance to get done, the team are on it immediately and go the extra mile when they don’t have to. I’ve moved from apartment to apartment and this is the first time I ever wanted to leave a great review. They deserve it. All around the best maintenance and management team one could ever hope for.

My neighbors made terrible noise they never solved it I moved in at the end of September and two weeks later on the first my rent was due when I was told the deposit would count. Very money hungry they made me take my review down the first time if u break lease they will charge u over 2600 and make it to where u can't get another house or apartment till u pay them. Money hungry at its finest I won't be taking down my review. Don't lease run while u can.

I had some concerns after viewing the apartment once I received my keys and they were addressed right away. TJ was phenomenal in my walkthrough. He was very thorough. I really like the property and amenities-most utilities are included-so I feel this was the best place for me. Give them a try!

When I left, I knew they would need to replace the carpet due to doggy accidents. The pet deposit should have covered that, right? They kept my pet deposit AND took my security deposit. I only got $34 back out of a few hundred. I thought this was unfair and other people have said the same when I explained. There were no other damages listed in the "receipt" that they sent me explaining why they took all of my money. They should have just used my pet deposit and still gave me my security deposit back.

Packages usually go to a secure locker. The staff are friendly and wave when they see you. We also received a very kind gift today from the front office. We appreciate the gesture and it means a lot to know the complex wants to show they are thinking of others during the holidays, especially as the community has many military members or other hard-working employees who may be away from family. Nate Luther: Overall, it’s a really great apartment complex. However, it’s the 25th of June and they have yet to ensure the pool is open for us who live here. We pay for an overpriced apartment and they can’t even get the pool open on time for summer. All of the maintenance on the pool should have been fixed prior to summer. Work orders on the other hand are amazing. The maintenance and leasing team are amazing too.

Let’s not get me started on the amenities and the apartment itself is absolutely BEAUTIFUL! The maintenance men are so nice and respectful and come as soon as possible (I’ve never had to wait more than 2 days to get something cosmetic fixed, I don’t know about something urgent I haven’t had problems thus far). The community is clean and I feel super safe when I’m taking walks either alone or with my husband. 10/10 definitely recommend!

When we first moved here it was great no issues, Apartment was clean Except the mold on the tub that I would find whenever I cleaned it. After the first couple months it was terrible trash everywhere no one ever actually put it in the trash compactor just piled it on top of each other, Gave False information. Maintenance however was not really an issue until my bathroom light went out and they decided to complete the work order without actually fixing it, I put another request in only for them to say at 8pm that night they don’t fix the lights. So now I’ve been without a bathroom light up until I moved out. I was always told it was 60 days of nonpayment before an Eviction process even though payments were made received a call basically saying well that person lied you owe us such and such and we have been sending emails, I even checked while we were on the phone checking for the date she stated the emails were sent and I hadn’t received anything! The doors were also always broken didn’t even lock half the time. Marie always had an attitude with my boyfriend for some reason, she told him one thing, but told me something completely different. Squatters came and created commotion. Never had my final walkthrough just absolutely ridiculous.ALL IN ALL I DO NOT RECOMMEND. Steer far far away.

Johnnie Wells-DuBois: Our home burned down November 22, 2022. The insurance put us into an extended state hotel, but we needed someplace to be until our home is rebuilt. The people here were more than willing to work with the insurance company and us to make that happen. We are very grateful for God having someone in place to be there for us when we couldn't be there for ourselves.

She always listened to any concerns that I had and acted fast to reconcile them. She always has a great attitude and is full of energy. Ashton Brown: It was amazing when I moved in but moving out I have an outstanding balance in which I called several times to speak with someone. My call was never returned and I just found out they did an unauthorized charge on my card due to me having my card information on the system. However my account was never set to auto draft!!!Update: As I am making payments on the ridiculous bill it was sent to a collections agency. I DO NOT RECOMMEND THIS PLACE AT ALL!!!! Still no call from the property manager and when I call the phones are still down!!
Chrissy Keough: This place is an absolute joke. Don’t move here if your military as they do not care about you. Management never did initial or final walkthrough. Maintenance crew was always drunk. No repairs were ever made even though they kept increasing our rent until we could not afford it anymore. Gross apartments were never cleaned, our floor boards weren’t even glued down. We paid our final rent and now they want 2,000 more dollars and we don’t even live there anymore and haven’t in almost a year. Gave our notice and did everything right, but apparently there’s not record of that. I could go on and on about everything that happened there. Shootings every night, people trying to break into our apartment, and can’t even get anything fixed that breaks. Save yourself the harassment and false accusations from their incompetent management and find somewhere else to live.

Zachary Cooks: Fast and very excellent service
Ryan Lottes: Have had no AC/heat from December till present (JUNE). Management has shown no signs of caring and parts have been "ordered" for months now. They provided one portable AC unit with power to cool 150 square feet with our 1000+ square feet apartment, we asked for another but they said they didn't have the money and it was not an emergency. It was also stated that parts could be delayed because of RAIN. The exterior and interior is crumbling before our eyes, I almost fell down the concrete stairs outside when half of a stair disappeared overnight almost injuring myself. Very dirty apartments when we moved in with lazy repairs. I can tell you first hand it is no fun living in an apartment that is 85+ degrees inside throughout the day and night. I would recommend you look anywhere else to live. Walls and floors are also so thin I can hear my downstairs neighbor walking to their kitchen.

Eric Cotten: Dee dee was wonderful. Alex the new property manager is following wonderfully in DeeDee footsteps. Buzz is wonderful and always gets my work orders done in a timely manner. The pool is lovely to look at. I miss DeeDee but Alex is doing a wonderful job.I am getting disappointed that the grounds are not being kept up as much as they use to. There has been a big decline in this area and I'm tired of walking through tall grass. Where are the groundskeepers?
Kionna Richards: Staff is very friendly and helpful. Alex goes far and beyond to make sure what you need is completed in a timely manner. Maintenance man Buzz comes knocking 10 minutes after a request is put in and gets the job done quickly. Very professional.

The property was well kept and quiet and the pool was clean. We felt very welcomed and this would be our first pick if we end up in this area.

Trece Day: Disappointed smh..If I could give no start I would.I went to this apartment complex in January 2022 looking for a first floor apartment . I explained to the property manager, Dee that I was looking to move by the 1st of February because the apartment I was currently living in had a serious mold problem and I am severely allergic to mold. It was causing me illness, frequent ER visits to the VA hospital, abnormal edema and at times I was also experiencing anaphylaxis. I explained this to the property manager and also explained that I needed a first floor apartment and could not move on a second floor due to my physical disabilities in both of my legs. I was told there was a first floor apartment available and no one had applied for it at all. The listing said the apartment would be ready by the 2nd of February but later on I was told the 6th. I was charged a $50 application fee, I had to fill out a application for the apartment and my credit was ran..Hard inquiry matter a fact. During the time I was trying to purchase this apartment, I asked on numerous occasions was the apartment available and I was told each time that it was and no one had applied for the apartment...THAT WAS A LIE! I had been waiting for three days after the date I was told that I would receive a decision. Property manager never called me, so I called her. When I called she said she was about to call me to tell me that I had been approved BUT the apartment I applied for was not available. She had a apartment coming up the middle of February on the second floor. I told her that I explained in the beginning that I could not move on the second floor because of my handicaps and I had to move out my old apartment by February 1st. I also asked her why would she run my credit and take my money for the application fee when the apartment I applied for was already approved for someone else. Of course I never got an answer, instead she told me she would call me the next day at 4 pm. She said that the tenant was selling her house and the people who brought it was suppose to be closing on it that day. I was given the run around about the first floor apartment, application fee was took from me and my credit ran. In the state of NC you can not rent an apartment to two different people that who are not roommates, at the same time nor have anyone to apply for a apartment that is already occupied. I thought The Landing Apartments and Monarch Realty would do the right thing and remove their hard inquiry from my credit and refund me my application fee. Even though they don't return application fees if someone is not approved, my application should have never been accepted, my credit should have never been ran, and my $50 should have never been taken. A month after this incident, I tried to contact Monarch but you can only contact then through email. I emailed them, explained what took place. I gave them both of my cell numbers and p.o. box information. It has now been 90 days since I first applied at The Landings apartments and I have yet to receive a return call nor receive my money back. I am a disabled veteran and I live on a fix income with two daughters that I am providing support. I do not have money to just throw away or give away. All I want The Landing and Monarch to do is refund my money and remove the hard inquiry from my credit.

Like the one guy said, one roach per night almost! They were all outside in the grass, all around the trees! Just yuck!! I was lied to and told my apartment was renovated and it looked a mess!!! They showed me the model, and the pictures online looked nice so I was sold by that. Once I got in my actual apartment (after I signed my lease and paid my money) I was so disappointed!! I cried!! The trash use to be all over the dumpster, just NASTY!! Roaches in the laundry room! I never really had any issues with management bc the new people took over when I was leaving, but the bugs, trash, and ratchetness of other tenants and their guests was always there!! Save your $1000 and get something better!! There are so many better options for that type of money!

If it’s not someone’s loud music, it’s random firecrackers or people partying in the next neighborhood. The worst part so far is the bugs. I’ve recorded for a week purposely to see how often they were around and I’d kill at least one nightly. I have NEVER had an issue with bugs and it’s certainly not worth $1,000 a month. Would NOT recommend.

And I left…simply because of Connecticut.I lived in a large 3 bedroom before I came here, and I loved the physical space for what it was, but the neighbors were horrible. I constantly had issues. Ranging from children running on hard wood floors above me, and furniture being rearranged and dragged at all hours of the night and early morning while I tried to sleep. Horrid smells from failed cooking was a daily torture. And I often dealt with the lack of cleanliness of said neighbors, as they'd leave food and trash outside and all around public spaces and outside walkways.The Residences at Fayetteville is quite literally the answers to my prayers. Its a real world simple eden of sorts. From the extremely accommodating laundry facilities that take debit and digital payments through an app, to the ability to grill at any time of day or night. There’s a gym and a pool and dog park, as well as jungle gym for children. And even with all that said, it’s a very calm and peaceful environment.I lived in a city before this, where it’s easy to get used to noise, so I often found myself struggling to be quiet for those around me. Here, the walls are very thick-often allowing me to forget we even have neighbors. My roommate and I were grilling outside, and the property manager came over just to say hi. And encouraged us to play music in the courtyard and enjoy ourselves. I do understand Southern hospitality is a thing, however, I’ve also met some people in Fayetteville who haven't quite mastered the concept. The property manager and even the residents here have made me feel more welcome and comfortable than I've ever felt in any apartment complex in my life. I am very glad to be here, and from morning to night enjoy every day of it.
